They don't want this message to get out. They have already been declining my post. I not just rocking the boat.... I am flipping it over! They don't want you to know that the same people saying they are going to buy your house NEVER intend to close on it. Does that contract say it is assignable? do you have people coming and going after you put your house under contract?

They say I have an inspector coming by or a contractor... if it was an AS-IS sale then what are they checking on?? Guess what... It's the real home buyers they have walking through! They never intend to close, they are tying your house up under contract and flipping that contract... There is no risk for them, its all on the home owner. And the moment it gets to closing and they don't have a buyer... P**f they are gone....The homeowners take all the risk... and now what? What happens when they can't sell it??? Well all the real buyers just saw it. We got it emailed to us, texted to us, we saw it all over Facebook marketplace. And we saw what it couldn't sell for. You know what that does to the homeowner? It obliterates any leverage they had. We all just saw what it couldn't sell for. We know its worth now and we also know that "Wholesaler" had under contract for much less than it was paraded around for. And now you are left holding the bag having to start all over.

The people are starting to figure it out! This is search statistics pulled from potter and randall county only. Up to a hundred searches per month questioning the legitimacy of the "cash buyer" and "We Buy Houses". And this is not the whole list by any means. This Wholesaler lie has to be exposed. When you hear that term, you should question what they mean. Is that contract "Assignable". Guess what??? They ain't BUYING IT. And people are teaching this! Go get a house under contract, there's no risk to you... But what about the home owner??? They take all the risk.

There are whole teams that cold call people across the country to get their house under contract to flip that contract. People who need to sell their house and have no idea what is going on behind their back.

This used to be a service that brought assurance, peace of mind, a done deal. Something that gave people relief! I truly hope something happens at the state level to put a stop to this, but in the mean time... I will continue to expose what is happening in our own town.

"Wholesaler" The BIGGEST Trojan Horse in real estate and why you shouldn't let them in your fortress at all cost!

For too long I have seen what these dreaded wholesalers do to Amarillo home owners and I simply can't take it anymore. I'm Stephen Sutter and I am a local home buyer in Amarillo and owner of Sutter Home Properties. With this being my profession, this has given me a front row seat to the damage that these "Wholesalers" do to the individuals and families who need to sell their home regardless of the situation.

I have seen people in Foreclosure get canceled the day before foreclosure. People who thought they found a way out, started to make plans to start life over and save their credit left speechless and devastated and they didn't even know what happened.

I have seen families get an inherited property who summon the courage to start the process of handling their loved ones affairs, get everything in order, think they can finally move on and start to heal, to get left at the closing table. Now they have distrust and hate stacked on top of grieving for a loved one.

If they say they are a wholesaler, I have some bad news for you. They don't plan to close on your home. Question.... Does their contract say it's assignable??? Guess what, they aren't buying it! That all important word... Assignable! This means they can sell that contract to someone else for a profit. 9 out 10 times, someone else is not going to buy that contract. And when someone doesn't buy it, they cancel leaving you at the closing table not knowing what happened, where these people went and what that means for you. Now you have to start all over, for you the seller/home owner, the big question now is.... WHO TO TRUST??? Anyone? No one? Also, the part you didn't know that happened... This house just got marketed to everyone! And what I mean is the people call the real buyers, me and a select few others in this town. They post it online for everyone to see. Now you've lost a massive amount of leverage. How so you ask? Because this just got marketed to us at a price and we all know the price you took was lower than that. Because if they weren't going to make a profit, then why go through getting it under contract.

Now you have lost your leverage. Your ability to get a better price is gone. Because if they couldn't sell it at what it was marketed at, then how will you?

This has become my mission to spread awareness of what is going on in our town. Please like, follow, and share. Start spreading the news so you can keep these assigners, these middle men, these "wholesalers" out of your home and help prevent someone else from the biggest scam to hit real estate.
