When new property tax registration clients call and I ask for the property address… and somehow we end up covering:

• their cousin’s divorce
• the history of the neighborhood since 1998
• why their HOA is “out to get them”
• their dog’s recent surgery
• and the recipe for the best banana pudding in Montgomery County 😂

Meanwhile I’m still sitting there like:
“Okay perfect… but what’s the property address again?” 🤣

Honestly though, I love it. One of my favorite parts of this business is getting to know the people behind the properties. The random tangents just make my day 😂

🔑 TEXAS HOMESTEAD EXEMPTION – WHAT YOU NEED TO KNOW

Good news 👇
You no longer have to wait until next year to file.

✔️ You can file ANYTIME once you own & live in the home
✔️ This changed in 2022 (Senate Bill 8 )

🚨 However you may have not understood the fine print. 🚨



⏰ BUT… APRIL 30 STILL MATTERS

👉 File by April 30
→ Your exemption is applied before tax bills go out

👉 File after April 30
→ You still qualify
→ But it may be retroactive (you might overpay first & get refunded later)



👉 Your homestead appraisal cap takes effect on January 1 of the tax year following the first full tax year you qualify for the residence.

💰 While SB 8 allowed new homeowners to receive a prorated exemption immediately upon moving in, it did not accelerate the start of the 10% appraisal cap.


⚠️ DON’T FORGET THIS

📌 Every 5 years, the county may ask you to re-verify your homestead
→ Miss that notice = you could lose your exemption

If you don’t protest, you’re basically agreeing to pay whatever the county says…
even if it’s too high.
