Our revamped website is live! 🎉

We just finished a full rebuild of the MB Property Tax Solutions site, and we're pretty proud of it.

It's easier to use, easier to read on your phone, and it lays out exactly how we help lower your property taxes, what it costs, and how to get started.

Come take a look and let us know what you think: mbproptax.com

And if you know a neighbor, friend, or family member who's been frustrated with their tax bill, send them our way. We'd love to help.

Thank you all for the support. We are excited about what's ahead!

Property tax protests and exemptions in Houston and surrounding counties, handled personally by a Texas appraiser and a Realtor. Fees are a percentage of the savings we win.

2026 💥 Let’s Go! 👏🏻

When new property tax registration clients call and I ask for the property address… and somehow we end up covering:

• their cousin’s divorce
• the history of the neighborhood since 1998
• why their HOA is “out to get them”
• their dog’s recent surgery
• and the recipe for the best banana pudding in Montgomery County 😂

Meanwhile I’m still sitting there like:
“Okay perfect… but what’s the property address again?” 🤣

Honestly though, I love it. One of my favorite parts of this business is getting to know the people behind the properties. The random tangents just make my day 😂

Don’t just be mad about your property taxes…
FIGHT BACK.

📅 Deadline to file your protest: May 15

Most homeowners are overpaying and don’t even realize it. You have the right to challenge it.

💬 Let’s make sure you’re not leaving money on the table.

🔑 TEXAS HOMESTEAD EXEMPTION – WHAT YOU NEED TO KNOW

Good news 👇
You no longer have to wait until next year to file.

✔️ You can file ANYTIME once you own & live in the home
✔️ This changed in 2022 (Senate Bill 8 )

🚨 However you may have not understood the fine print. 🚨

⸻

⏰ BUT… APRIL 30 STILL MATTERS

👉 File by April 30
→ Your exemption is applied before tax bills go out

👉 File after April 30
→ You still qualify
→ But it may be retroactive (you might overpay first & get refunded later)

⸻

👉 Your homestead appraisal cap takes effect on January 1 of the tax year following the first full tax year you qualify for the residence.

💰 While SB 8 allowed new homeowners to receive a prorated exemption immediately upon moving in, it did not accelerate the start of the 10% appraisal cap.
⸻

⚠️ DON’T FORGET THIS

📌 Every 5 years, the county may ask you to re-verify your homestead
→ Miss that notice = you could lose your exemption

That ain’t inflation… that’s a protest.🪧

Overpaying in property taxes is not cute. Let us help you get a fair valuation from the county.

Don’t be this person 🫣

May 15th. That’s the deadline to submit your notice of protest. 🚨

If you don’t protest, you’re basically agreeing to pay whatever the county says…
even if it’s too high.

Let’s not do that.
Message me and I’ll walk you through it. 💬

Most people don’t realize this, but you can protest your property taxes every year… even if your value didn’t go up.

And lately, we’re seeing a lot of values staying flat when the market has actually softened in many areas. That disconnect is where opportunity is.

I’ve been an appraiser for over 15 years, and I look at every single file myself. Not just checking a box—actually digging into the comps, the condition, the market trends, and where the value should realistically be. That’s how we’ve been able to consistently get meaningful reductions for homeowners and investors.

We keep it simple on our end:
We only get paid if we save you money.
No reduction = no charge.

Pricing:
• 40% of the savings
• 30% for commercial properties
• 30% if you have multiple properties

If you’ve been thinking about protesting but weren’t sure if it’s worth it, I’m happy to take a look and give you a straight answer.

Worst case—you get peace of mind.
Best case—you stop overpaying.
