🏡 BUYING A HOME IN FLORIDA? DON'T OVERLOOK MOLD! 🌴

☀️ Florida's beautiful weather comes with something we can't escape ...heat and humidity! And when moisture gets trapped inside a home, it can create the perfect environment for mold growth.

Mold isn't always something you can see or smell. It can develop behind walls, under flooring, around windows, and in areas affected by past leaks or water intrusion.

🔍 Why consider a mold inspection when purchasing a home?

✅ Florida's high humidity increases the potential for moisture problems.

✅ Hidden water damage may go unnoticed during a standard home inspection.

✅ Mold and moisture issues can lead to costly repairs if left unaddressed.

✅ Identifying problems before closing gives buyers an opportunity to make informed decisions.

✅ If mold is discovered, professional remediation may be necessary to address the contamination and its moisture source.

My recommendation: When purchasing a home in Florida, consider including a professional mold and moisture assessment as part of your inspection process. It's an additional expense that could save you thousands down the road!

And remember, mold remediation isn't just about removing mold. It's about correcting the moisture problem that caused it!

We hear the phrase “the new normal” all the time… and real estate is no different.

Times change.
Trends change.
Markets change.
And interest rates change.

For years, buyers got used to historically low interest rates. Today’s market looks different — but that doesn’t mean there aren’t opportunities to get a "lower interest rate".

🏡 Some homes have "assumable mortgages" with interest rates that may be significantly lower than today’s current rates.

⚠️ A quick warning about wire fraud…

If you’re buying or selling a home, please be extremely careful with wiring instructions.

Scammers can make emails look incredibly real and may even appear to come from your Realtor, title company, lender, or attorney. Never send money based only on emailed wiring instructions.

Please share this with anyone you know who may be buying or selling a home.

One of the most important parts of buying a home is understanding the true cost of ownership.

When purchasing a home in The Villages, don't just look at the purchase price. Be sure to ask about all of the ongoing costs, which may include:

• Annual property taxes
• Amenity fees
• Annual Maintenance
• Fire assessments
• Utility costs
• Bond / Balance

As a Realtor, I believe buyers deserve to have all of this information upfront so they can make an informed decision before writing an offer.

Knowledge is power. Ask questions, understand the numbers, and make the decision that's right for you.

Buying a home is a big investment...there should be no surprises after closing.
