What we do and who we are:
We are a Real Estate Brokerage of licensed Realtors who specialize in FREE Apartment Locating Services.
***Did you know that apartment community’s have LOTS of approval requirements in order for your application to be accepted? And that each community has varying requirements?
***Did you know that if your application is denied, the applica
tion fees are non refundable at most communities? Yes, all apartment communities look into applicants credit score and rental history, but they don’t stop there to decide whether or not to approve or deny your application. They also look into:
• Your debt to income ratio
• Collections on your credit report, and which creditors they are for
• Judgments on your credit report, especially if they are from an eviction for a landlord or apartment community that you owe money to 💰
• Repossessions on your credit report
• Bankruptcies
• Your criminal background history (including DUIs, and even marijuana possession, regardless that it’s legal now)
• AND MORE! These are very difficult times, and lots of people are living paycheck to paycheck with debt that has ruined their credit, in one way or another 😔
OR maybe you’re just SUPER busy, and don’t want to waste your hard earned money on application fees at different communities, or precious personal time outside of work running around to different communities! Only to find out after being approved, that you wasted your money on the application fee because:
• The exact unit # you want isn’t available, and you didn’t realize that each unit has different features in regards to classic units vs upgraded units, or upper floor vs lower floor, etc
• Someone else already grabbed the exact unit # you wanted yesterday. The apartment availability market LITERALLY changes DAILY, and units can become unavailable within hours! 😳
• Monthly rent will cost more money 💵💲 if you need to move in on a future date, even if you put down a hold fee now
• Find out that due to something unknown on your credit or background, you no longer qualify for the move in special and need to put down an unexpected expensive 💵 deposit of ½-1.5 months rent
• The community is missing a feature that you didn’t think to ask about during your application such as:
• Assigned vs non assigned parking
• Upper vs lower level
• Inconvenient rent payment options
• Etc. These are just a few examples of problems that my clients have run into by the time they come to me for help. My job as a licensed Realtor, specializing as an Apartment Locator, is to:
• Assess my clients needs for their ideal apartment, & educate them on the requirements
• Assess which communities my clients qualify for, before they put down money to apply
• Save my clients money on non refundable application fees
• Recommend apartment communities that are not advertised or found online
• Know this ever changing market, so that I can recommend communities that have leasing specials and deals
• Know this ever changing market in regards to which communities are more lenient with credit discrepancies, evictions, & criminal background history
• Create & develop relationships with the leasing staff and management for as many communities as I can, providing a bridge for clients who would otherwise be denied without that relationship
• Use my relationships with leasing staff and management to negotiate leasing specials and deals with certain communities that are not publicly offered without my relationship
• Save my clients the time and effort of running around to different communities, calling & gathering information, during lunch hours and after work (because their community of interest isn’t open on weekends 🙄), only to learn that each community has different requirements, fees, and unit availability to keep track of 🤯
You’ve already had a long day, and deserve to be home with your family. My process is designed to find the perfect apartment and community for you, that meets your expectations and qualifications, in a CONDENSED TIMEFRAME of about 1/2 a day. My Process:
1) You fill out my Intake and follow instructions to prepare for your appointment (approximately 10-20 minutes)
2) We have our appointment (approximately 1/2 hour to 1 hour)
3) I search through HUNDREDS of apartments in our database (including a listing that you may have specifically contacted me about! 😃🙌🏼). I know, it looks perfect right?! And you go back to your day! (approximately 1-2 hours)
4) I send you a list of apartments to choose from, and you choose your favorite! The same day of our appointment, or at your convenience.
5) We meet at the community to tour, and you apply if you love it! (Approximately 1-2 hours, driving time included)
That’s it! A half a day to find the perfect place! It’s that simple, and my services are 💯 FREE because I get paid commission by the community that you choose, at NO COST to you! 🤑 I do all the work to find you an apartment that you will call “HOME!” Most people apply to their favorite apartment the day of our appointment! Did I mention that most communities have a 2 week - 30 day window for you to choose your ‘move in’ date? That means you can move in when you’re ready to. You can get the ball rolling by yourself though, by filling out my Intake, which will ask you to schedule an appointment at the end.
