🏡 Charleston Real Estate: This Week’s Market Update

Another week of contracts across the Charleston area, and buyers are still making moves as we head into fall.

From September 18–24, 248 residential properties went under contract across MLS areas 11–78.

Of those, 183 were single-family homes, with:

🏠 Median list price: $515,000
📐 Median price per sq. ft.: $262
⏱️ Median cumulative days on market: 46 days
💰 41 listed over $1 million
💰 12 listed over $2 million
💰 7 listed over $3 million
🏗️ About 8% were new construction

That luxury activity is always interesting to watch. Nearly 1 in 4 single-family homes that went under contract this week was listed above $1 million, showing just how different Charleston’s higher-end market can look from the market as a whole.

A few local snapshots:

📍 Summerville/Ladson: 33 homes under contract with a median list price of $379,000 and $192/sq. ft.

📍 Hanahan/Goose Creek/Moncks Corner: 50 homes under contract with a median of $430,000.

📍 West Ashley: 20 homes under contract with a median of $585,000.

📍 Mount Pleasant: 26 homes under contract with a median of $1.1 million, including 14 listed above $1 million.

Looking beyond a single week, the overall market continues to show modest growth. Through August, Charleston-area residential sales were up 4.8% compared with the same period in 2025, while the median sales price increased 2.2% to $450,000.

It’s a good reminder that there really isn’t one “Charleston market.” Conditions can look very different depending on the neighborhood, price point, and property type.

🍂 October is almost here, and there is a LOT happening around the Lowcountry! I’ll be sharing my full October events calendar soon, so keep an eye out.

Whether you’re thinking about buying, selling, or just curious what your home could be worth in today’s market, I’m always happy to talk real estate.

🏡 CHARLESTON REAL ESTATE: ANOTHER SLOWER WEEK, BUT CONTEXT MATTERS

We saw 212 residential properties go under contract across the Charleston MLS from September 11–17.

Of those, 160 were single-family homes, with a median list price of $508,000, a median $262/sq. ft., and a median 51 days on market.

That weekly number is softer than what we were seeing earlier this summer, and buyers continue to have more time to make decisions in many parts of the market. But one slower week doesn’t tell the whole story.

📍 A few things that stood out this week:

• Summerville/Ladson: 39 homes under contract | Median $400K | $196/sq. ft.
• Hanahan/Goose Creek/Moncks Corner: 37 homes | Median $382K | $193/sq. ft.
• West Ashley: 17 homes | Median $549K
• Mount Pleasant: 16 homes | Median $1.4M | 11 listed over $1M
• James Island: 11 homes | Median $650K
• Johns Island: 10 homes | Median $950K

The luxury market continues to account for a meaningful share of activity. 30 of the 160 single-family homes were listed above $1M, including 16 above $2M and 8 above $3M.

Meanwhile, only 4 single-family homes were listed below $250K.

And here’s the part I think is important when we zoom out:

📈 2026 is still running ahead of 2025 in total residential contracts year-to-date.

Through this point in the year, we’ve seen 11,124 contracts compared with 10,435 at the same point last year. That’s roughly 6.6% higher.

So yes, we’re seeing some weekly cooling as we move into fall. But that isn’t the same thing as saying buyers have disappeared.

The Charleston market remains incredibly price-point and location dependent. What I’m seeing in Summerville isn’t necessarily what’s happening in Mount Pleasant, James Island, or downtown Charleston.

That’s why I continue to believe local numbers matter a lot more than a national headline when you’re deciding whether to buy or sell.

Curious what the numbers look like in your neighborhood or price range? I’m always happy to dig into the data.

🏡 Charleston Real Estate Market Update | Sept. 4–10

Another week of Charleston real estate numbers is in, and there’s something interesting happening beneath the surface.

220 homes went under contract across the Charleston area this week, including 166 single-family detached homes.

That’s fewer contracts than we’ve seen in recent weeks, but the homes that are going under contract are telling a different story.

The median list price for detached homes jumped to $550,000, while median days on market dropped to just 34 days.

A quick look around the area:

📍 Mount Pleasant: 25 homes | $975K median
📍 James Island: 9 homes | $750K median
📍 Johns Island: 9 homes | $649K median
📍 West Ashley: 23 homes | $545K median
📍 Summerville/Ladson: 26 homes | $369K median
📍 Hanahan/Goose Creek/Moncks Corner: 34 homes | $458K median

And zooming out is important.

Through August, Charleston-area residential sales are up 4.8% compared with last year, while the median sales price is up 2.2% to $450,000.

So yes, weekly contract activity has pulled back recently. But that doesn’t mean buyers have disappeared. Homes are still selling, and the right price and positioning matter more than ever.

If you’re wondering what these numbers actually mean for your neighborhood or your home, reach out. I’m always happy to dig into the local data with you.

🏡 Charleston Area Weekly Real Estate Update

Buyer activity cooled a little this week, continuing the slowdown we’ve seen over the last few weeks.

243 residential properties went under contract across MLS areas 11–78.

Of those, 184 were single-family detached homes, with a median list price of $492,000, $243/sq. ft., and a median of 43 cumulative days on market.

A few numbers that stood out:

• 32 homes over $1M went under contract, including 15 over $2M and 8 over $3M
• James Island: 11 homes | median $775K
• Johns Island: 12 | median $695K
• West Ashley: 14 | median $577K
• North Charleston: 18 | median $362K
• Mount Pleasant: 16 | median $867K
• Summerville/Ladson: 32 | median $350K
• Hanahan/Goose Creek/Moncks Corner: 56 | median $365K

We also saw 56 condos and townhomes go under contract this week.

For some perspective, total contracts have moved from 276 → 265 → 244 → 243 over the last four weeks. So yes, we’re seeing activity cool as summer winds down, but 243 buyers still put properties under contract this week.

And luxury buyers haven’t disappeared. More than 17% of the detached homes that went under contract were listed above $1 million.

The Charleston market isn’t one market. Activity can look very different depending on the neighborhood, property type, and price point. That’s why I pay much more attention to what’s happening locally than to the national headlines.

Thinking about buying or selling? I’m always happy to talk through what these numbers actually mean for your part of the market.

Local Knowledge. Honest Advice. Real Results.

Charleston real estate slowed down a little this week, but buyers definitely haven’t disappeared. 🏡

244 residential properties went under contract across the Charleston-area MLS this past week, down from 265 the week before and 271 two weeks ago.

Of those, 197 were single-family homes with a median list price of $520,000 and a median of $247/sq. ft.

But the part of this week’s numbers that really caught my attention is the luxury market.

💰 44 homes went under contract above $1 million
💰 16 were above $2 million
💰 12 were above $3 million

That means more than 1 out of every 5 single-family homes that went under contract this week was listed above $1 million.

Mount Pleasant had 23 homes go under contract with a median list price of $1.15M, and 14 of those were above $1M. Johns Island had 12, with a surprisingly strong $972K median and six above $1M.

Closer to the more affordable end of the market, Summerville/Ladson recorded 49 single-family contracts with a $365K median, while the Hanahan/Goose Creek/Moncks Corner areas recorded another 48 with a $420K median.

So while overall contract volume has pulled back over the last couple of weeks, I wouldn’t characterize the Charleston market as quiet. Buyers are still making moves across a very wide range of price points, and the continued strength at the upper end is particularly notable.

As always, real estate is incredibly local. What is happening in Mount Pleasant can look very different from Summerville, West Ashley, Johns Island, or Moncks Corner.

If you’re thinking about buying or selling and want to know what the numbers look like in your specific neighborhood, I’d be happy to dig into them.

🏡 Charleston Real Estate Update

The Charleston real estate market continues to show resilience in 2026.

Through July, closed transactions were up approximately 5% compared with the same period in 2025, while the median closed sales price increased approximately 2.4%.

The median price of homes and condos across the Charleston market is now around $452,000. Condos and townhomes make up roughly 25% of our market. Looking specifically at single-family detached homes, the median price is naturally a little higher at approximately $488,000.

We did see the market cool somewhat from June to July, with July transactions down approximately 15% month-over-month.

What does that mean locally?

Charleston continues to benefit from population growth, job creation, and the lifestyle that keeps attracting people to the Lowcountry. At the same time, interest rates and affordability remain important factors for buyers.

One thing I always emphasize is that there really isn’t one single “Charleston real estate market.”

What’s happening in Summerville can look very different from Mount Pleasant. West Ashley can behave differently from Johns Island. Even two neighborhoods a few miles apart can have very different inventory levels, buyer demand, days on market, and pricing trends.

That’s why the local numbers matter.

If you’ve ever wondered what your home might be worth in today’s market, or just want to know what’s happening specifically in your neighborhood, reach out anytime. I’m always happy to pull the numbers and give you an honest assessment. No sales pitch required.

⸻

📈 Growth Around the Lowcountry

Charleston’s broader economy continues to bring new investment and jobs to the region.

Hutchinson Apartments at Nexton recently opened with 324 residential units, including one-, two-, and three-bedroom apartments and townhomes. Amenities include a pool, fitness center, game room, walking trail, and pet park.

Translucent Solar is investing approximately $15.7 million in a new Dorchester County manufacturing facility. The 1.2-gigawatt solar panel factory is expected to create 167 new jobs and become operational by the end of 2026.

Trison Wells is investing approximately $3.37 million to expand its Walterboro operations, creating 30 new jobs in Colleton County.

IEB Americas, a battery charging and power supply company, is investing approximately $1.5 million in Charleston County and creating 30 new jobs. The North Charleston facility will be the company’s first major production operation in North America.

These investments, along with continued development in places like Nexton, are part of the bigger picture shaping housing demand and growth throughout the Charleston region.

⸻

❤️ Enjoy September!

Whether you’re catching a concert, heading downtown for 2nd Sunday, visiting a farmers market, cheering on the RiverDogs, or joining us here in Summerville for the Sweet Tea Festival, I hope you find something fun to enjoy this month.

One of the things I love most about living here is that there is always something happening somewhere around the Lowcountry.

And, as always, if there’s ever anything I can do for you, whether it’s answering a real estate question, helping you understand what’s happening in your neighborhood, or connecting you with a trusted local resource, please don’t hesitate to reach out.

I hope you and your family have a wonderful September!

Another solid week for the Charleston real estate market.

This past week, 265 homes went under contract across the Charleston MLS, including 213 single-family homes and 44 condos/townhomes.

A few things that stood out:
• Mount Pleasant led the way with 37 homes under contract, including 18 priced over $1 million.
• Hanahan, Goose Creek, and Moncks Corner continued to see strong demand with 61 homes going under contract.
• Johns Island remained active with 13 homes under contract.
• The median list price for single-family homes under contract increased to $535,000, with 49 homes over $1 million.

While total contract activity was just slightly below the previous week, buyer demand remains healthy across much of the Lowcountry, especially in the higher-end market.

Whether you’re thinking about buying, selling, or just curious about what’s happening in your neighborhood, I’m always happy to help make sense of the numbers.

This week brought another encouraging sign for the Charleston-area housing market, with 271 residential properties going under contract across MLS areas 11-78. That’s another week of solid buyer activity despite higher interest rates, showing that well-priced homes continue to attract attention.

A few highlights that stood out:

🏡 West Ashley remained one of the busiest markets with 25 single-family homes going under contract, including 6 priced over $1 million, showing strong demand at both entry-level and luxury price points.

📍 Mount Pleasant saw 29 homes go under contract, with a median list price of $1.05 million. More than half of those sales, 15 homes, were listed over $1 million.

🌴 Daniel Island had such a strong week it earned its own category in the report. Eight homes went under contract, ranging from $1.2 million to $10 million, with a median list price of $2.5 million.

💰 North Charleston continues to offer some of the area’s most affordable opportunities. Nineteen homes went under contract, starting at $149,000, with a median list price of $400,000.

🌳 Summerville, Ladson, and surrounding communities stayed busy with 52 single-family homes going under contract. The median list price was just $368,000, reinforcing why these areas continue to attract many first-time buyers and growing families.

📊 Looking at the bigger picture, the Charleston market continues to favor sellers overall. The region is sitting at 3.2 months of inventory, well below the roughly 6 months typically considered a balanced market. Several of our strongest markets, including West Ashley, Mount Pleasant, James Island, Daniel Island, and Wando/Cainhoy, remain below 3 months of inventory.

Whether you’re thinking about buying, selling, or simply keeping an eye on the market, understanding these local trends can help you make better decisions.
