“I hate the way you talk to me, and the way you cut your hair…”
And if you know the ending, you know. 👀

Honestly? That’s kind of how I feel about real estate.

I love this industry. I love what a strong listing strategy can do for a family; the equity it unlocks, the next chapter it funds, and the relief that comes with finally moving forward.

But I’d be lying if I said some listing habits don’t drive me absolutely crazy.

So in honor of one of the greatest romcom monologues ever…

The conversations that happen before the sign ever goes in the yard.

Before you fall in love with the aesthetic, make sure you’re not overlooking the expensive stuff hiding underneath 👇

We’re talking:
→ Foundation cracks that could cost $10K–$30K+
→ Roofs nearing the end of their life
→ Water damage you can’t always see
→ Outdated electrical that can affect insurance

Here’s the truth ⬇️
You don’t need a 740+ score to get into a home in 2026.

✔️ FHA options can go as low as 580
✔️ Conventional loans start around 620
✔️ And the average buyer? Sitting around the high 600s

Translation: You might be a LOT closer than you think.

And here’s what most people get wrong…
Your credit score isn’t the main thing lenders look at.

👉 Your debt-to-income
👉 Your savings
👉 Your job stability

Those matter just as much; sometimes more.
