A vacant rental can make an investor nervous.

Every empty day feels like lost money.

So when someone applies and says, โ€œI can move in this weekend,โ€ itโ€™s tempting to rush.

But filling a property quickly with the wrong tenant can cost far more than waiting for the right one.

Imagine your rent is $1,300/month.

A poorly screened tenant stops paying. You lose a few months of rent, spend money dealing with the situation, then discover damage after they leave.

Now add cleaning, repairs, utilities, and another vacancy while you prepare the property for the next tenant.

That $1,300 rent suddenly doesnโ€™t look so important.

Thatโ€™s why screening should never be just:

โ€œDo you have the deposit?โ€

A solid process may include income verification, rental history, references, credit/background criteria, and consistent written standards that follow fair housing laws.

This is also why I like professional property management for busy investors.

Your rental should be an investment, not something keeping you awake wondering whether next monthโ€™s rent will arrive.

Sometimes waiting a little longer for a qualified tenant can be much cheaper than rushing to fill a vacancy.

A lot of investors think the best deal is sitting online waiting for them to find it.

Sometimes it is.

But sometimes, the opportunity happens before the property ever hits the market.

Why?

A landlord may be tired of managing tenants. An owner may inherit a property and want a simple sale. Another investor may need to free up cash quickly. Some sellers simply donโ€™t want showings, repairs, or weeks of uncertainty.

Thatโ€™s where relationships matter.

As a Realtor working with investors, Iโ€™m constantly talking with property owners, landlords, agents, property managers, and people in my local network.

Sometimes those conversations uncover opportunities that arenโ€™t being publicly advertised yet.

But hereโ€™s the important part:

Purchase price.
Expected rent.

Taxes and insurance.
Vacancy and maintenance.
Cash flow.
And what similar properties are actually worth.

Because finding a property before everyone else means nothing if the math doesnโ€™t work.

๐Ÿ  The advantage isnโ€™t just having access to more properties.

โ€œJust buy one rental every year.โ€

Sounds simple. But what could that actually look like?

Letโ€™s use easy numbers.

Imagine each rental gives you $๐Ÿ‘๐ŸŽ๐ŸŽ/๐ฆ๐จ๐ง๐ญ๐ก ๐ข๐ง ๐œ๐š๐ฌ๐ก ๐Ÿ๐ฅ๐จ๐ฐ after normal expenses and reserves.

๐Ÿ  Year 1: 1 rental = $300/month
๐Ÿ  Year 2: 2 rentals = $600/month
๐Ÿ  Year 3: 3 rentals = $900/month
๐Ÿ  Year 5: 5 rentals = $1,500/month
๐Ÿ  Year 10: 10 rentals = $3,000/month

Thatโ€™s $๐Ÿ‘๐Ÿ”,๐ŸŽ๐ŸŽ๐ŸŽ/๐ฒ๐ž๐š๐ซ in potential cash flow.

But cash flow is only part of the story.

While tenants are paying rent, they may also be helping pay down your mortgages. Over time, rents and property values may rise too.

Thatโ€™s where the strategy gets powerful.

Youโ€™re not trying to get rich from ONE property.

Of course, real life wonโ€™t be this perfect. Repairs happen. Properties become vacant. Financing changes. Some deals perform better than others.

Thatโ€™s why the goal shouldnโ€™t simply be โ€œbuy one every year.โ€

The goal should be:

One mistake I see new investors make is thinking:

I wish rental properties worked that way.

Even a newer or recently renovated home has things that wear out. A furnace can stop working. A water heater can leak. An appliance can fail. A tenant can move out and leave behind repairs you didnโ€™t expect.

Thatโ€™s why I tell my clients to build ๐ฆ๐š๐ข๐ง๐ญ๐ž๐ง๐š๐ง๐œ๐ž ๐ข๐ง๐ญ๐จ ๐ญ๐ก๐ž ๐ง๐ฎ๐ฆ๐›๐ž๐ซ๐ฌ ๐๐„๐…

For example, if a property rents for $1,500/month, I may run the numbers with around $150/month set aside for maintenance, depending on the propertyโ€™s age and condition.

Does that mean youโ€™ll spend $150 every month?

No.

You may spend nothing for six monthsโ€ฆthen suddenly get a $900 repair.

The reserve is there so that repair doesnโ€™t become an emergency.

If your cash flow only looks good because you assumed $0 for maintenance, you donโ€™t really know your cash flow.

I would rather show a client conservative numbers before they buy than surprise them with reality afterward.

๐Ÿ  Good rental investing isnโ€™t about hoping nothing goes wrong.

Itโ€™s about making sure the numbers still work when something does.

I understand why a duplex looks attractive to a first-time investor.

Two units. Two rents. One property.

Sounds better than collecting rent from just one single-family home, right?

Not always.

Some investors get so focused on having two rent checks that they forget there can also be two kitchens, two bathrooms, more appliances, more tenant turnover, more maintenance, and sometimes more management.

Then thereโ€™s another issue people overlook:

๐Ÿ‘‰ Who is your future buyer?

A good single-family rental can appeal to investors AND families who want to live there.

A duplex may have a smaller buyer pool depending on the location and property. That can matter when itโ€™s time to sell.

Now, does that mean duplexes are bad investments?

Absolutely not.

A good duplex can create strong cash flow and reduce vacancy risk because if one unit becomes vacant, the other may still produce income.

But I never recommend choosing a duplex simply because โ€œ2 rents are better than 1.โ€

I compare the actual numbers.

If a $150K duplex produces $400/month after realistic expenses, but a simpler $110K single-family rental produces $350/month with less maintenance and easier management...

Which one actually fits your life better?

For a busy professional, sometimes simpler wins.

The best rental isnโ€™t the property with the most doors.

๐Ÿ  Itโ€™s the property that gives you the best combination of cash flow, risk, time commitment, and long-term flexibility.

Buy the investment that fits your strategy, not the one that sounds better at first glance.

๐Ÿ“ฉ DM me โ€œDUPLEXโ€ if youโ€™re deciding between a duplex and single-family rental in Metro Detroit. Iโ€™ll help you compare the numbers before you choose.

Rental investing. Passive income? Think again, without a repair plan and property management, it's neither.

A lot of people hear "rental property" and picture a check showing up every month with zero effort. That's not reality. That's the marketing version.

Here's the real version. A property without a repair plan means every surprise, a water heater, a roof, a furnace, becomes a fire drill. You're calling contractors cold, hoping someone shows up, and paying whatever they quote because you have no time to shop around.

A property without a property manager means you are the property manager. Every late rent text, every tenant complaint, every 2am emergency call comes straight to you. That's not passive. That's a second job with worse hours.

Here's what actually makes this passive. A repair fund built into your numbers before you buy, so a broken appliance is a line item, not a crisis. A property manager already in place who handles tenants, repairs, and rent collection, so none of it ever reaches your phone.

Do both of those right, and rental income becomes what people actually want it to be. Skip either one, and you've bought yourself unpredictable stress with a mortgage attached.

I'm Hasan Khan with eXp Realty. I never hand a client a property without both of these already built in.

Comment "RENTAL" below and I'll show you exactly how we structure this so your rental stays passive, not a part time job.

I showed him a number that changed his mind completely.

Let me explain what I showed him.

A doctor had been watching this market from the sidelines for about two years. He said "I feel like I waited too long. Rent has gone up a lot since I first looked."

Here's what I told him. ๐Ÿ‘‡

He was right about one thing. Rent has climbed steadily. But he was wrong about what that actually means for him.

I pulled up a property he'd almost bought two years ago, and compared it to a similar one available today. ๐Ÿ’ก

Two years ago, that property would have rented for less, but it also cost less to buy. Today's version costs more upfront, but the rent is higher too.

Here's the part that surprised him. The rent to price ratio on today's property was actually just as strong, in some cases stronger, than it would have been two years ago. ๐Ÿ˜…

Rising rent hasn't broken the math. It's kept pace with it.

The only people actually losing ground are the ones sitting on the sidelines, watching rent climb every year, while owning none of it.

Every year he waited, someone else was collecting that rising rent. Not him. ๐Ÿ’ฐ

I showed him the numbers on a current property. Purchase price today, current rent, current expenses. The cash flow projection looked just as strong as anything from two years back, sometimes better.

He stopped thinking about the two years he waited and started focusing on the deal in front of him. He closed a few weeks later. ๐Ÿก

Here's the mindset shift that matters. Rising rent doesn't mean you missed your chance. It means the properties available right now are already pricing that growth in.

The only real mistake is waiting another two years having this same conversation again.

If you want to see how current rent numbers stack up against today's prices in Metro Detroit, comment "DETROIT" and I'll run it with you.

09/28/2026

What's your exit plan for your Detroit rental? Most investors never answer this before they buy ๐Ÿ‘‡

Everyone asks how much a rental will cash flow. Almost nobody asks how it ends.

Your exit plan changes what you should buy today.

Hold long term. Rent comes in, the mortgage gets paid down, you keep it for years.

Sell after it appreciates. Hold a few years, sell when the numbers make sense.

Refinance and keep. Pull equity out for your next property and still own the first.

Trade up. Sell and move into something bigger. Ask your CPA first, the tax side is personal.

A long term hold wants steady tenants and low repairs. A five year sale wants a block that's improving. Different exit, different property.

I'm Hasan Khan with eXp Realty. Plan before property, every time.

He guessed wrong. Most people would.

Let me show you what he saw.

A business owner was deciding between two properties last year. He asked me to just tell him which one to buy.

Instead, I showed him both, side by side, no labels. ๐Ÿ‘‡

Property A. Brand new kitchen. Fresh flooring. Photos that looked like a magazine spread. He pointed at it immediately and said "that one, obviously."

Property B. Older cabinets. Simple layout. Nothing exciting about the photos at all.

Then I showed him the numbers. ๐Ÿ’ก

Property A brought in solid rent, but between the higher purchase price, higher taxes, and higher insurance that came with the "nicer" listing, it only cleared about $45 a month after everything.

Property B brought in slightly less rent. But the purchase price was lower, taxes were lower, and after every expense, it cleared over $310 a month. ๐Ÿ˜…

He was stunned. The uglier property was outperforming the pretty one by almost seven times.

Here's the thread that runs through every profitable rental I've ever seen. It's never about how it looks. It's about whether the rent comfortably covers every expense, with real money left over.

Not the kitchen. Not the curb appeal. Not the photos. Just the math. ๐Ÿ’ฐ

He bought Property B. It's cash flowed consistently every single month since, without a single complaint about the "boring" kitchen.

This is why I stopped showing clients pictures first. I show them the numbers first. The pictures come after, once we already know the property actually makes sense. ๐Ÿก

A pretty property with weak numbers will always lose to a plain property with strong ones. Every single time.

If you want to see properties filtered by real numbers instead of curb appeal, comment "CASHFLOW" and I'll send them your way.
