Closing day is always a good day—but some closings are just a little more special than others.

When a buyer walks into a house and says, “This feels like home,” you just know you need to do everything you can to make it happen.

From that moment, these buyers were excited about their new home. They drove by multiple times a week, dreamed about all the things they wanted to do, and started making plans for their forever home long before they had the keys in their hands. Seeing their excitement today makes me so happy to have been a part of their journey. ❤️

But a successful closing takes a TEAM, and this one truly had a gold medal team! 🥇

A huge thank you to the sweet sellers, who were still working hard to prepare the home for the market when they graciously allowed me to bring my buyers through. They painted, plumbing, electrical, cleaned, washed curtains, and did so much more. They went above and beyond to make this house special and ready to welcome its new owners. Escrow accounts don’t have to be confusing. 👏

One of the biggest surprises for homeowners is when their mortgage payment changes—even though their interest rate didn’t.

The culprit is often the escrow account. Property taxes and insurance aren’t fixed forever, and your lender adjusts your escrow as those costs change over time.

If you’re buying new construction or purchasing a home from someone with tax exemptions, it’s especially important to understand how those changes can affect your monthly payment.

The more you know before closing, the fewer surprises you’ll have after move-in day.
