That $44K is a kit. Steel frame, sheathing, siding, windows. Depending on the tier you can get drywall, cabinets and a mini-split too.

Yes, I get it..It's priced less than 1/2 of a new truck that you can finance in an afternoon at the local dealership....However...

What is not included:

Foundation $$
Excavation, grading, drainage $$
Well and septic, or a municipal tap $$
Electrical and plumbing runs by a licensed contractor $$
Delivery $
Labor $$$
Land $$$$$

That last one is the whole ballgame. Buildable residential lots under three acres in Washington County are listed right now from roughly $89,000 to $265,000. The dirt costs more than the house.

One more thing hardly anyone mentions..... it's 380 square feet. Several Wisconsin counties set a minimum dwelling size of 720 to 1,000 square feet. In those places, that house isn't a house. It's a shed with a bathroom.

None of that makes it a bad product. It just makes this a bad comparison.

Move closer to the metro and you can shorten the commute...but you’ll generally pay for that convenience.

The question isn’t which one is better. It’s which trade-off matters more to you.
