Nearly 60% of real estate transactions require clearing three to five title issues before closing, according to the American Land Title Association.

That can mean things like prior mortgage releases, liens, recording errors, HOA dues, transfer fees, or questions in the ownership history that need to be resolved before everyone can move forward.

That is why title work matters long before the closing table.

Could you buy a home and end up responsible for someone else's debt? 👀

A hidden lien is a debt attached to a property that isn't obvious to the buyer, like a contractor who was never paid, unpaid property taxes, or a court judgment against a previous owner. With so many homes across the Tampa Bay and Sarasota area still getting roof and storm repairs, it's worth knowing that Florida contractors generally have up to 90 days after finishing work to record a lien, so a recent repair job can leave a debt behind that doesn't show up right away.

Before closing, our title team reviews Sarasota and Hillsborough County public records so liens can be found and paid off from the seller's proceeds. If a covered issue surfaces after closing, an owner's title insurance policy can cover the legal defense and financial loss, all for a one-time premium paid at closing.
