The buyer who pays the most may be the buyer you never reached.

That’s one reason we’re cautious about automatically recommending an off-market sale.

Zillow’s analysis of more than 15 million transactions found that off-MLS sellers typically netted 1.3% less than comparable sellers who listed publicly, which Zillow estimates translated to approximately $1.36 billion in lower proceeds between 2023 and 2025.

The takeaway isn’t that every home must be publicly marketed.

It’s that exposure matters.

When you put a property in front of more qualified buyers, you create more opportunities for someone to see the value in your home, become interested and ultimately compete for it.

And that’s an important distinction.

An off-market strategy may make sense in certain circumstances, particularly when privacy is a priority. But if your goal is to maximize your home’s exposure and give yourself the best opportunity to achieve the strongest possible result, limiting the audience deserves careful consideration.

Your home is one of your largest financial assets. Why limit the number of people who have the opportunity to buy it?

Waiting for mortgage rates to come down? There may be another side to the story.

Lower rates could certainly make buying more affordable, but they could also bring more buyers back into the market. If inventory remains limited, increased demand could mean more competition for the homes buyers want.

For sellers, higher rates can continue to discourage homeowners with low-rate mortgages from moving, contributing to limited inventory.

So, is waiting the right strategy?

The little things about living in Carmel Valley that make you realize just how lucky you are to call it home. 🤍

A few things we genuinely never take for granted:

🌊 Being able to decide at 5:00 that we’re going to the beach. Five minutes later, we can have our feet in the sand.

☕ Coffee, tacos, and a sunset are all just a short drive away. And yes, we probably take that for granted more than we should.

🌅 Those Carmel Valley sunsets, especially when the hot air balloons are floating across the sky. Somehow, we never get tired of watching them drift by at the end of the day.

🌿 Having so many ways to spend a weekend outside. Farmers markets, neighborhood walks, the coast, Torrey Pines, or just sitting outside and enjoying the weather.

☀️ The marine layer in the morning, then sunshine by lunchtime. That little shift in weather is just part of the Carmel Valley routine.

It’s easy to get used to the things that make a place special when you live there every day. But every once in a while, we’re reminded that these are exactly the things that make Carmel Valley such a wonderful place to call home.

Last weekend to hike Torrey Pines! 🌿🌊

The Reserve closes Tuesday, September 22, and the trails won't reopen until March 2027.

The closure allows California State Parks to complete major improvements, including utility upgrades, a new restroom facility, and accessibility improvements, while protecting the Reserve's sensitive habitat.

If Torrey Pines is one of your favorite local hikes, this weekend is your chance to get one more in.

And yes, Torrey Pines State Beach will remain open while the Reserve is closed.
