LLC: Limited liability company, protects the personal assets of a business owner from lawsuits.

Let's assume you have 2 properties under LLC A and LLC B. The tenant in LLC A decides to sue you because they are unhappy with something. If LLC A is sued, your properties in LLC B and your other personal assets are protected from the lawsuit.

This strategy works great if you have 1-10 properties. After that, it could become an accounting nightmare to open a new LLC for every rental purchase. In that case, you could start grouping 2-3 properties into a single LLC.

If I could be 23 again, this is what I would do.
This strategy works great if you are single or have a smaller family. The best part is, you don't have to put down 20% as you would with an investment property.
