When the Roof Becomes a Clothesline for High-Voltage Wires ⚡️🫣

"We gotta have some standards sometimes. I mean, a little bit of minimum standards, and we would be all be faring better." 🔍💡

That active, high-voltage overhead service line isn't just dropping down to the mast—it is actually sagging and sitting right on top of the home's roofline.

To make matters worse, someone tried to "fix" the wear and tear with a massive wrap of electrical tape or mastic sleeve right over the line.

Here’s why having an active service line resting on your roof is incredibly dangerous: constant wind and weather cause the wire to rub against the edge of the roof. Over time, that friction will chew right through the tape and the wire's insulation. Exposed high-voltage wires touching a building is a massive fire hazard and a severe shock risk to anyone doing routine maintenance up there.

When Your Foundation is Made of… Wet Graham Crackers? 🍘🤦‍♂️

If you look closely at this clip, you’ll see our inspector testing a concrete foundation wall with a metal probe. Instead of hitting solid, structural concrete, the tool just slides right into it like a knife through soft butter, sending chunks of material crumbling down.

Spoiler alert: Foundations are supposed to be harder than a week-old bagel. 🥯

This kind of crumbling can happen if the original concrete mix had way too much water added to it back in the day, or if long-term moisture issues have basically turned the concrete back into sand. When your foundation decides it wants to be a powder, it can lead to uneven floors, cracked drywall, and a house that feels like it's on a cruise ship. 🚢

How’s everybody doing? We are out on another inspection today, and this bathroom sink just revealed a major hidden issue.

Do you see that murky, reddish-dark water and those little deposits? That is a classic sign of aging galvanized steel piping.

Over time, these older pipes rust from the inside out. Not only does it discolor your water, but it also chokes your water pressure and eventually leads to hidden leaks. Simply put: these pipes are running out of lifetime. ⏳

Good morning, guys! I’m out inspecting another new build today, and I wanted to talk about something you usually don't notice, but is incredibly important if you want to protect your investment.

When a builder installs brand-new doors, did you know that the manufacturer actually requires the top and bottom edges of the doors to be painted or sealed?

Because these edges are hidden from plain sight, painter crews frequently miss them. However, leaving the raw wood exposed on the top or bottom means the door can absorb moisture from the air. Over time, this leads to warping, swelling, or water damage—and if those edges aren't painted, the manufacturer will completely void your warranty. ❌

We’re out here at a recently flipped property today, and honestly, the contractors did a beautiful job overall. But this is exactly why you never skip the home inspection, no matter how clean and new a house looks. 🕵️‍♂️✨

Take a look at this brand-new, perfectly functioning range. It looks flawless, right? But underneath it all, it is missing a critical safety component: the anti-tip device.

An anti-tip bracket anchors the back of the range to the wall or floor. Without it, if a young child happens to step or sit on an open oven door, the entire heavy unit can tip forward. This creates a severe risk of crushing injuries or scalding burns from whatever is cooking on top. ⚠️👶

It’s a tiny piece of hardware, but it prevents an immense amount of danger. When you’re looking for your next home, don’t just fall in love with the fresh paint and quartz countertops—make sure it’s fundamentally safe for your family.

When Home Decor Interferes with Safety 🫣⚠️

If you look closely at this photo, you’ll see the garage door safety sensors mounted all the way up near the ceiling, directly above the overhead tracks. 🛑🔧

As home inspectors, this is a major safety flag. The photo-electric eyes are specifically designed to be mounted no higher than 6 inches off the ground on either side of the garage door opening. Their job is to create an invisible safety beam that detects children, pets, or objects in the path of a closing, heavy door and force it to reverse.

When they are installed on the ceiling like this, they still see each other, so the door will close—but it completely bypasses the safety mechanism at the bottom where it matters most. It's essentially rendering a life-saving safety feature completely useless.

Sometimes during an inspection, I have to blink twice and make sure my eyesight isn't playing tricks on me.

But nope—it’s not my eyes. That is a seriously crooked waste pipe. 📉

When plumbing is installed at a harsh angle like this, it’s usually a sign of a rushed job or a DIY "make it fit" approach under the sink. Beyond just looking messy, improper alignment puts unnecessary stress on the seals and joints, which can easily lead to slow, hidden leaks inside your cabinetry over time.
