This was the cover of the Wall Street Journal on Thursday. YIKES! But I want to mention one thing that wasn’t talked about in this article. And that is understanding how statistical averages work when they’re reporting on real estate data. The truth is that the average agent, using average marketing, is really struggling right now. Homes here in Roseville/Rocklin are taking longer to sell. The California market is NOT what it was in 2021.

But you don’t have to work with an average agent who uses average marketing!

Personally, I invest more money into my social media advertising than literally any agent I know. Frankly, that’s why you’re seeing this post. I paid to promote it.

And I do the same thing with my listings. In fact, I GUARANTEE I can get your home more exposure than other agents will. More promotion = higher price and a quicker sale.

Remember that even though the real estate market is changing, you are a sample size of one. There is no home like your home. Even in a freshman level statistics class, you’ll learn that statistics don’t matter when the sample size is 1.

That’s the power of marketing. And I take that seriously.

As a realtor here in Roseville/Rocklin, I often get asked, “how do I measure the equity I have?” It’s a huge determining factor in making a selling decision and getting into your next home!

And as you weigh your options, you may find you’re unsure how you’re going to deal with one thing about today’s housing market – and that’s affordability. If the equity in your home helps you make a decision, I want to let you know two key elements that we explain to our clients:

First, the time spent in your home is the biggest factor. Here’s the thing: You gain equity as you pay down your home loan AND as home prices climb. When you combine how long you’ve been in your home and how much home prices have gone up in the last decade, it gives you a sense of how much real equity you have in your home!

Second, home prices appreciate a little differently over time. Home prices vary depending on where you live, but according to data from the Federal Housing Finance Agency, if you’ve lived in your home for 30 years – your home has likely tripled in value! There’s a huge difference between being in your home for 10 years and being in your home for multiple decades.

Whether you’re looking to downsize, relocate to your next dream home, or move so you can live closer to family, the equity in your home can be a huge benefit. Hopefully you found these basic measurements helpful!

Who you hire matters. Believe it or not, but the agent on the other side of the transaction matters, too - this may come as a shock to you but it's the honest truth.

There are agents who I would rather not work with on a deal together again. They don’t respond to emails, calls and texts, they forget to submit docs for compliance and they talk negatively about their clients. These are all not okay.

Not every Realtor is created equal. Find one who treats this like a business and responds in a timely manner. And equally as important, find someone who doesn’t burn out by not taking time for family and, most importantly, time for self care. Healthy boundaries are important.

Find an agent who shows you their value. What are they doing to market your home? How will they keep in contact with you? As a listing agent, are they showing you all the offers on the table and weighing the pros and cons? Are they helping advise you on counteroffers and negotiations? Do they hire professional photographers? Do they have a team and/or assistant to back them up and take some of the load? Are they able to serve you in a timely manner?

There are so many questions you should have answers to before choosing an agent. Because remember: not all agents are created equal.

Little did you know, your dream house could fall through because of the agent you choose. Choose carefully.

There is one category of public servants we usually all agree are “the good guys.”

And that’s firefighters.

No one protests firefighters. No one argues about firefighters. We simply respect them.

Barely noticeable in the bottom of the photo is FDNY's Ladder 118 on their way to the Twin Towers. This photo was taken on the morning of September 11th, 2001. It quickly became one of the most famous images from that infamous day.

The firefighters on this truck knew they were going into harm’s way. They knew there was a chance they wouldn’t come home to their families. Yet they answered the call anyways, to give other people a chance to see THEIR families again. If that isn't the definition of courage then I don't know what is. Every single man on that truck died that day.
