Your Sunday morning NJ market snapshot. This week's headline comes from Realtor.com: "The Game Is Over," describing how sellers nationwide are finally facing reality and pricing more competitively after a slow year.

New Jersey tells a different story. Statewide, 48.3% of homes are still selling above list price, and only 12.8% saw a price cut — barely up from a year ago. The average sale-to-list ratio remains at 101.2%, and the median time on market is just 41 days, down 3 days year over year.

"Wait, who pays for that?" — one of the most common closing-day questions. Here's the New Jersey default:

Sellers typically cover: the realty transfer fee, their own attorney. Buyers typically cover: their own attorney, the lender's title policy, recording fees.

One recent change worth knowing: buyers no longer pay the Mansion Tax on sales over $1 million — that shifted to sellers last year.

Owner's title insurance is negotiable and often paid by the buyer, purely for their own protection. And remember — none of this is fixed.

Contracts can shift who pays what. Knowing the default just means nobody's caught off guard.

According to Redfin's latest data, Newark and New Brunswick are 2 of just 6 metro areas nationwide still considered seller's markets — meaning demand is still outpacing the number of homes for sale.
