Foreclosure filings increased 21% during the first half of 2026. That sounds alarming but does it mean the housing market is heading toward another 2008?

The current evidence says no. Foreclosures are rising, but homeowner equity, stronger lending standards, limited national inventory and a relatively stable labor market continue to separate today’s conditions from the last housing crisis.

The affordability question is also more complicated than falling prices. In our example, a 10% price decline saves a buyer about $183 per month when the mortgage rate remains at 6.65%. If the rate falls to 5%, the savings increase to approximately $453. If it rises to 7.5%, the savings shrink to only about $37.
