In 2019, California residents passed the Tenant Protection Act, commonly known as the TPA. This change in the law has impacted the legal grounds a residential landlord has to evict a tenant, as well as placing regulations regarding rent increase(s). In order to protect yourself as a landlord, be sure to include a provision in lease agreements or lease renewals stating your exemption from the Tenant Protection Act.
