Chestnut Property Inspections, LLC exists to serve people by inspecting their properties as though we’re going to live or work in them. We give our clients the most accurate and helpful results for their money with the highest degree of competence possible. We perform standard pre-purchase home inspections for buyers, and offer pre-listing inspections for sellers, who can then list the home as Move-In Certified. We also do radon testing and termite/WDO inspections.

Here's one of the easiest things you can do for your home: change your HVAC filter!

Most filters need replacing every 1-3 months - it depends on the filter type, whether you have pets, and how much your system runs. A clean filter not only keeps your air fresher but also enables your system to run efficiently. Whatever type of system you have - furnace, heat pump, geothermal, or ductless mini splits - reducing the strain will help it last longer, keeping your hard earned money in your pocket.

Afraid you won't remember when it's time to change it? Set a reminder on your phone so you never have to guess!

Sometimes we find the coolest things in old houses! This is an original asbestos-lined wooden fusebox from the late 1800's, on the third floor of a house in Lebanon. While it's no longer in service, it's a throwback to when electricity in homes was brand new. I tell clients this all the time- I really dig old houses! (Derek)

That's a dryer vent, and that's lint. πŸ”₯

Clogged vents are a real fire risk, and we find them in homes across Lebanon and Berks County all the time.

Warning signs:
βœ” Clothes need more than one cycle
βœ” Dryer or laundry room runs hot
βœ” Burning smell
βœ” Lint around the outside vent hood

Clean the lint trap every load. Clean the vent duct at least once a year.

Buying a home? We check it during your inspection.

What a cute little face - but we don't want to see it in our house! As it gets colder mice start looking for a way in, and since their ribs are articulated all they need is a space large enough to fit their heads. If you can insert a pencil or your pinky finger into a crack, hole, or gap under a door, it's large enough for a mouse to squeeze through. Common entry points include gaps around utility entries, loose or broken wall vents, and poorly fitted doors. Don't just fill any holes you find with spray foam - a mouse will happily chew right through it. First plug the space with steel wool or copper mesh, then seal it with foam or caulk. Prevention is the key to a mouse-free house!
