Just closed: my first-time homebuyers now have the keys to their brand-new home in Sparks, at a low 3.875% interest rate.

Buying new construction for the first time comes with a lot of questions:
- Which floor plan and lot fit best?
- What's included, and what's an upgrade, and what can be negotiated?
- Who looks out for you when you're dealing with the builder?

Walking them through every step, from the first model tour to the final walkthrough in D.R. Horton's Golden Eagle community, was an honor.

Congratulations and welcome home.

Are you thinking about new construction for your first home? Tell me what's holding you back in the comments.

It is easy to look at two homes with similar size and assume they should be evaluated the same way. Real estate rarely works that neatly. Condition, lot placement, updates, street position, natural light, parking, layout and even how the home has been maintained can create meaningful differences between properties that look similar on paper.

That is why I do not like relying on one detail in isolation when helping a buyer or seller think through the market. The better question is how the whole property compares. A useful comparison should explain the differences, not hide them.

Whether you are preparing an offer or getting ready to list, context helps turn a group of similar homes into a more realistic picture of where your property fits.

One of the easiest ways to lose a buyer during a showing is to make them work too hard to understand a room.

An oversized chair in a small bedroom, workout equipment in the dining area or a catch all room with no clear use can make the space feel more limited than it really is.

Before listing, I would give every room one primary job. That might mean turning the spare room into a simple office, opening the dining area back up or removing extra pieces that interrupt the natural path through the home.

This is not about creating a magazine perfect house. It is about helping buyers read the floor plan quickly and imagine their own furniture and routines in the space. Clear rooms create clearer decisions.

Smart home features are convenient, but don't assume every device will transfer smoothly to you at closing.

A home can have impressive technology and still leave questions about access, subscriptions, compatibility and maintenance. Before closing, I would ask:
• Which devices stay with the property?
• Which accounts need to be transferred?
• Do any features require paid services?
• How do the systems work if the internet goes down?

The best technology should make ownership easier, not create a mystery after move-in.

Which smart feature is a must-have in your next home? Tell me in the comments.

Fall has a way of exposing the little maintenance jobs that were easy to ignore all summer. Before cooler weather arrives, a quick home check can help prevent small issues from becoming inconvenient ones later.

For this week's checklist, take a look at five areas: gutters, roof edges, HVAC filters, window seals, and exterior doors. You do not need to be an expert to notice something that looks loose, worn, clogged, or overdue for attention.

Routine maintenance is not the glamorous side of homeownership, but it is one of the smartest habits an owner can build. A well cared for home is easier to enjoy today and easier to present when it is eventually time to sell.

Save this reel and use it for your September home check.

🦁 Fierce representation. Extraordinary marketing. Exceptional results.
