Northwest Ohio & Lake Erie Market Update – May 2026

The real estate market across our area continues to show strength as we head into summer!

📍 Port Clinton saw one of the biggest jumps in home values, with the median sold price climbing nearly 41% to $275,000. Inventory remains tight, making well-priced homes highly attractive to buyers.

📍 Lakeside/Marblehead continues to be one of the area's premium markets, with a median sold price of $469,500. While homes are taking a little longer to sell, buyer demand for Lake Erie properties remains strong.

📍 Sandusky remains steady, with prices increasing and homes selling at nearly 99% of asking price. Inventory levels are still favorable for sellers.

📍 Fremont continues to be a strong seller's market with only 1.65 months of inventory available. Homes are selling close to asking price, and buyer activity remains healthy.

📍 Clyde saw homes selling for over asking price on average, with a sold-to-list price ratio of 104.2%. That's a great sign for homeowners considering a move.

Overall, we're seeing continued buyer demand throughout Northwest Ohio and the Lake Erie region. While some markets are experiencing slightly longer marketing times, well-priced homes are still attracting strong interest and solid offers.

Greater Toledo Area Market Update – May 2026

The spring market remained active across Northwest Ohio, with strong buyer demand continuing to keep inventory levels low in many communities.

📍 Perrysburg continues to lead the area with a median sold price of $455,000, while homes are selling at over 100% of asking price on average. With less than 2 months of inventory available, it's still a strong seller's market.

📍 Maumee remains highly competitive, with homes selling for an average of 101% of list price and a median sold price of nearly $299,000. Inventory remains tight at just 1.81 months.

📍 Oregon experienced one of the strongest seller markets in the region, with homes selling for an average of 105.2% of asking price and a median sold price of $213,000. Buyers continue competing for available homes.

📍 Tiffin continues to see strong activity as well, with inventory sitting at only 1.6 months, while home values remain steady and buyer demand continues to outpace supply.

The common theme across all four communities? Low inventory and strong buyer demand. Well-prepared and properly priced homes are still attracting attention and selling quickly.
