If you’ve never sold your home before, here are a tip to get you started.

Clean the Clutter! I’m not necessarily telling you to get rid of everything, but you will want to reduce the volume of “stuff” so that your home looks open and clean. Pay attention to clearing table and countertops, overflowing closets and cabinets (yes, they will look in there). Remove personal items. Make it Airbnb ready! This initial step benefits in a number of ways:

Most buyers can’t see past your stuff to imagine what their stuff will look like in the home. They need a clean canvas to be able to visualize.

Reduce the cost of your move. If you are moving long distance, you are paying by the pound! You save on moving material if you are moving locally.

If you are financing the purchase of the house, the lender will require an appraisal, just like they do with resale properties. The lender will only approve a loan amount up to a percentage of the appraised value. You may be wondering how might this ever be a problem in a new home community where everyone is buying their home from a limited number of floor plans and exteriors?

The problem comes in with the upgrade or options that are added to the base model. When all is said and done, you will want to make sure that the total sale price, with all the options included, does not greatly exceed the sale price of the other homes in the community. If it does, you run the risk of the home not appraising, and you will be stuck putting in more cash to cover the difference. If you find that the options you select are putting you over the top of the marketing in your community, you may need to look for a higher end community to build your dream home.

Credit Scores are important when it comes to buying home that requires financing. First you have to have a credit history to even have a score, and it has to be good. While lenders take into consideration several qualifying factors, you should have a score in the 700’s – 800’s. You may be asking “Should I have the water tested during the home inspection phase of my home purchase, even if it’s public water?” We think so, but you can learn more by checking out this guide from the US Environmental Protection Agency (EPA).

It asks and answers a lot of questions such as:

Should I have my water tested regardless of the water source?
• Do you suspect lead may be in some of your plumbing or service lines? (Think Flint, MI! )
• Are you considering a home water treatment unit?
