Chicago on my mind this morning. The cold, rainy weather in LA right now is primed for the indoors, and that is something my Midwest and East Coast friends know well.

Spending time indoors also makes me think of all the amazing architecture I had the opportunity to grow up around in Chicago. Everything from classic 19th century Victorian, to Mies Van Der Rohe masterpieces of modern symmetry, to the humble bungalow. What a great town.

Adding to that, this great range of architecture is more accessible than pretty much any other big U.S city; Low fees for refinancing are a feature of Chicago’s housing market. The cost of transfer taxes - levied when the owner of a home, including a mortgage lender, changes - in Illinois for an $800k mortgage on a $1m home are $98.

In Florida, the fees are $4,600; in New York, $17,557. Ouch.

There’s upside pretty much anywhere. It’s all about finding it.

As markets fluctuate and at times feel chaotic, it often makes sense to pull back and look at the big picture.

From 1976 through 1979, 418,000 entry-level single-family houses were built per year, 34% of all new homes constructed.

In the 1980s, the number fell to 314,000/year, still 33% of all new homes built.

In the 1990s it shrank to just 207,000/year, and in the 2010s about 150,000/year.

During the just completed 2010s, starter homes averaged just 55,000/year, or just 7% of new residential construction.

There is a very clear macro trend in place; Housing supply is down, and our population continues to grow.
