Breaking News! Mortgage interest rates have now fallen 3 weeks in a row, making them the lowest they have been since Feb 2023!

Most buyers have been waiting on the sidelines waiting for this to happen which is why homes have been sitting on the market longer. If you are thinking about buying a home and waiting for the rates to dip even more before pulling the trigger, you might want to re-think that! As news catches on, many buyers are all going to jump back in the market at the same time creating more competition and removing your negotiating power. In fact, every 0.25% drop in the rates results in over 1 million new people being able to qualify to get a home loan.

If you get in early on this dip, not only will you beat the crowds, but you have a window of an opportunity to get a great deal on a home right now as many homes have been sitting on the market for quite some time and most sellers are willing to negotiate.

If you haven't already obtained a pre-approval from a mortgage lender, now would be the time to do so. Having this in-hand up front and knowing your budget will give you a serious edge so that when you see the home you want, you will be ready to make a quick offer while everyone else is still scrambling!

There has been a lot of talk in the media about some changes that are coming to real estate due to the NAR Settlement. So, how does this impact you as a Seller or Buyer? There are a lot of misconceptions going around, so I wanted to share the FACTS along with de-bunking some of those rumors for you:

For decades, when a Seller would list their home with a Realtor, the Seller would sign a listing agreement up front agreeing to pay their Listing Agent a negotiated percentage of the Purchase Price for the property at closing. The Listing Agent would then offer a split of their commission to Buyer's Agents through the MLS as an incentive for them to bring their Buyers to help get the home sold. Because the Listing Agent offered part of their commission to the Buyer’s Agent, most Buyer's Agents did not charge a commission to their Buyers to represent them in the transaction. Buyers benefited from the guidance and expertise of their Buyer’s Agent who not only sent them listings and showed them properties but also educated and guided the Buyers through the Buying process, provided market research and comparative sales data, prepared offers, negotiated contract terms and inspection repairs, helped get the Buyer through many hurdles to get to the closing smoothly and much more that goes on behind the scenes that the consumer never sees.

However, beginning August 17th (and required immediately by our local MLS), Listing Agents will no longer be able to communicate how much of their commission they are offering to Buyer’s agents on the MLS or a similar online platform, and Buyers will be required by law to sign a Buyer Broker Agreement with a Realtor prior to being able to view a property for sale.


How this impacts you as a Seller:
Not much has changed for you as a Seller. When you sign a Listing Agreement with your Realtor, the agreement will now disclose how much of the commission will be offered as an incentive to the Buyer’s Agent to bring their Buyers. As it has always been, Sellers can negotiate these commission amounts with their Realtor. Listing Agents can still communicate to Buyer’s Agents that they are offering a commission if they bring their Buyers, but they just can’t communicate it via the MLS or any online platform.

Rumor: “Sellers no longer have to pay Buyer Agents’ commissions so the cost to sell a home will be less.”

Truth: Sellers have NEVER had to pay the Buyers Agents. Listing Commissions have ALWAYS been negotiated up front with the Listing Agent, who then SHARES their commission with the Buyer’s agents as an incentive to bring their Buyers.

How this impacts you as a Buyer:
The biggest change is that Realtors BY LAW will no longer be allowed to show you any property until you have first signed a Buyer Broker Agreement with that Realtor. This agreement requires the Buyer to agree to compensate the agent a negotiated commission upon closing on a property IF the Seller is not offering the Buyer’s agent commission. Again, the Buyer’s agent commission has typically come from the Listing Agent splitting their commission with them and both the Listing Agents and the Sellers they represent will not want to remove that incentive as they want the property to get sold! However, in the rare case that a Seller is NOT offering the compensation to the Buyer’s Agent, we will simply incorporate it into your offer by reducing the purchase price amount or requesting a credit from the Seller at closing to cover it.

Rumor: “Buyers now have to compensate their Realtor for representation on top of having to pay for closing costs and a down payment.”

Truth: Buyers will only be required to compensate their Realtor IF the Seller is not offering compensation to the Buyer’s agent and only IF they choose to buy a property that is not offering compensation. In the rare case that a Seller is not offering compensation, we can incorporate the fee into your offer to the Seller.

Bottom Line – The purpose of the lawsuit was to create more disclosure and transparency. Sadly, it has created less transparency and more confusion for the consumers as well as made things a lot more complicated than they have to be. Yikes!!! 😱 Overnight we learned that Japan’s stock market is in free fall. Biggest two day drop in history (yes, even bigger than Black Monday).

South Korea, too (where they halted all sell orders).

Bitcoin and crypto in general are now crashing (down 10-20% overnight).

Pre-market trading has American stocks down 5-10%….so far. We’re talking trillions of dollars here.

Depending on what happens this week, stocks could fall even further.

Here’s what this means for you as a Buyer: it’s very possible that the Fed now convenes an emergency meeting to cut rates even sooner than September. Such a move would probably be 50 bps.

If this scenario plays out, they will almost assuredly cut AGAIN before the end of the year, meaning mortgage rates could be a full 100 bps lower by Christmas.

It’s a bad day to be a financial advisor. It’s a wonderful time to be in Real Estate!

If you’ve been waiting on the sidelines for mortgage rates to drop before buying a home, looks like we are going to see that sooner than later. And if you are a really smart buyer/investor you will buy now while the market is slow to lock in a good price and then refinance when rates drop!
