Congratulations to the Seller on a successful closing! 🥂
These are truly heartfelt congratulations because this sale was definitely not an easy one.
Today’s market is largely driven by buyers, and achieving the right price for a seller has become significantly more challenging. When the property is also operating as a Short Term Rental, the process becomes even more complicated.
The home is constantly welcoming guests, with bookings scheduled back-to-back, and showings cannot take place while guests are staying at the property. As a result, a potential buyer or investor may come to Orlando wanting to see several properties, but your home may simply not be available during their visit.
And this creates a paradox: a home can sit on the market for months not because there is anything wrong with it, but because many showing requests simply cannot be accommodated. Yet buyers see that the property has been on the market for a long time and come to a completely different conclusion: “Why hasn’t it sold yet? There must be something wrong with the property, or the price must be too high.” And the offer automatically comes in lower.
That is exactly why I strongly recommend that Short Term Rental owners who are planning to sell think carefully about their booking calendar in advance and keep certain days available exclusively for showings. Even this does not provide a 100% guarantee, but it significantly increases the chances of selling. Investors often come to town for a limited amount of time and ultimately purchase from the properties they were actually able to see during their trip.
In this transaction, the first contract came in at a good price, but unfortunately, it was not taken seriously enough at the time. Later, difficulties with showings resulted in lost time and ultimately a significant price reduction.
