🏡 BUYING A HUD HOME: WHAT’S DIFFERENT?

Buying a HUD home follows a different process than a traditional home purchase. Here’s what buyers should know:

📲 Your agent submits an online bid
An agent with a HUD-registered brokerage submits your offer through HUD Homestore. Each listing has bidding deadlines and rules about who is eligible to bid.

🏠 Buyers planning to live in the home get priority
HUD offers an exclusive bidding period for eligible owner-occupant buyers before opening unsold homes to investors.

💰 Your offer is about more than price
HUD considers the net proceeds it will receive. Requested closing-cost assistance and commissions affect that amount, so the highest purchase price doesn’t always produce the strongest bid.

🔎 You’re buying the home as-is
HUD generally won’t negotiate repairs following your inspection. Review disclosures, get a professional inspection, and budget for needed work. Buyers cannot make repairs before closing.

💡 Inspections require extra coordination
Utilities may be off. Turning them on requires authorization, and buyers may be responsible for activation and inspection expenses. Your agent helps coordinate access.

🏦 The home’s condition affects financing
A HUD home isn’t automatically eligible for a standard FHA loan. Some properties may need repair escrow or renovation financing. Review the specific home with your lender before bidding.

📅 Acceptance starts a deadline-driven process
Contract paperwork, earnest money, inspections, and closing have firm deadlines. Extensions require approval, and earnest money refunds depend on HUD’s policy and the circumstances.
