After many offers—some rejected, some accepted, some failed inspections—I am thrilled for my clients, who finally found the house of their little family's dreams!

Since one of them is a professor , they needed a home that was close by—which also happens to be one of the hottest submarkets in the area right now. They didn't want anything too old, but super modern wasn't a good fit for them either. Some of the bad inspections showed signs of mold, pests, septic issues, etc. and they weren't ready to take on any of those issues.

Do ya'll believe in fate? My buyer had a deal fall apart after inspections, not because of the inspections but because the sellers got a better offer. Meanwhile, the sellers of this converted church were going through their own inspections, bringing up a septic issue and causing their buyers to back out--which my buyer isn't scared of. Serendipitously, both parties came back to market at the same time and it was love at first! 😍

When you pull up to this house built in 1840 as a church in an open meadow, the first thing you notice are the "robin's egg" blue doors. If you're looking for more thrills, head on up to to swing through the forest trees at ! They have a mix of zip lines and suspension bridges that are guaranteed to get your ❤️ racing!

Let's head across the river to Dutchess County where you can find (should be opening in the next week) and —two great options for pick your own! Pick buckets of flowers at BHF (they provide you with everything) or pick seasonal fruits and veggies at Greig (currently 🍓 and snap-peas—🫐 & blackberries Jul/Aug)!

I am thrilled to announce that after a very successful bidding war, the Joyful Cabin has officially closed for 20% over asking price!
