I worked for TF Cornerstone back in 2007 (they were still part of Rockrose) and until mid-2009 when the then-underdeveloped LIC waterfront was just starting to take shape. It was incredibly exciting to see how new development rentals could focus on and sell a very particular lifestyle. I also briefly worked for TF on their Center Bulevard condo development, The View Condos, the very first high-end waterfront condo in the area.

We went through highs and lows, facing the 2008 crisis while selling the first units in that building, and we still stood strong in the midst of that great uncertainty.

TF is a fantastic company, high integrity and forward thinking are some of their top values, and it'll be great to see them involved with the Greenpoint waterfront.

TF Cornerstone snagged a waterfront site in Greenpoint for $175 million, which is currently zoned as of right to build condos.

"In January, 82% of the survey respondents said they were not concerned about losing their job in the next 12 months, up from 75% the previous month.

The share of respondents who expect mortgage rates to go down in the next 12 months hit an all-time high of 36%, Fannie Mae said, up from 31% the previous month. The 30-year fixed-rate mortgage is averaging at 6.63% as of Feb. 1, according to Freddie Mac.

"For the first time in our National Housing Survey’s history, a greater share of consumers believe mortgage rates will decrease over the next year, rather than increase," Doug Duncan, chief economist and senior vice president at Fannie Mae, said in a statement.

"Consumers also expressed greater confidence in their job situations this month, another sign that housing sentiment may continue to improve in 2024,"he added."

Sentiment rose due to confidence in job security and expectations for mortgage rates to fall.

"Get ready, New York! Assembly Bill A4854 is set to blow open your housing options by setting ground rules for accessory dwelling units across the state. If this passes, you will be able to build a New York accessory dwelling unit in no time!

An accessory dwelling unit, or ADU, is a separate dwelling built on the same lot as a single-family or multifamily residence. You may know them as granny flats, guest houses, or in-law units.

Most homeowners build ADUs either to house family members or to rent for extra income. But an ADU can be anything you want: work space, studio, or a home base to live in while you rent your main house and travel the world!"

"Buyers in New York City are increasingly looking at buildings with lower carrying costs as a way to exert some control over the market. Carrying costs are the monthly payments you make towards building operations: In condos these payments are called common charges, and in co-ops they are called maintenance.

When these monthly payments are high, it can affect your debt-to-income ratio, which can, in turn, impact whether or not you meet the financial requirements of a co-op board or a lender. These payments can't be rolled into your mortgage and if you miss payments, you risk a lawsuit and in a co-op, eviction...

If you want lower carrying costs, brokers suggest you look for buildings with tax abatements—developers get incentives from the city to build in a particular area or incorporate more affordable housing in the building—and pass the savings on to the buyer."
