The NYC/Long Island market is more
competitive than my sister and I playing party games at get togethers - I tend to make her cry (cause I'm always #1🥇)

Recently, just getting a showing for a home 🏡 can be a real battle.

I've been encouraging my clients to do showings on Thursdays, Fridays, and Saturday mornings.
Why?

Here's a few reasons:
1️⃣You never know who’s already seen the property and already making offers. On a hot house, If you're going out on Sunday afternoon, it's probably too late.

2️⃣Getting into a home as soon as possible ensures you have a chance to write an offer and beat your competition. Take control of your journey

3️⃣COVID has made showing homes more difficult and time consuming. Whether it’s by appointment or at Open Houses. If you don’t plan accordingly, you may not even get an opportunity to step inside the house.

If you're thinking 💭 about buying a home in this market, make sure we take time to put together a plan specifically for you and your goals.

If you’re thinking 💭 of selling, we want to use this Seller’s market to our advantage! We need to strategize and prepare to put you in the best position 🏆

So, how much IS your home worth? 🧐
The SHORT answer is that it's worth whatever a buyer is willing to pay for it 🤷‍♂️
The longer answer is that your home is worth...
What someone is willing to pay for it.
If listed for sale on the open market.
Will depend on how well your home has been prepared for market, the marketing exposure it gets and whether you selected a competent Realtor or not.
The prevailing market conditions at the time your list your home. And potentially, on whether it's an all-cash offer or not 💰

Pretty simple, huh?

Obviously, putting your home on the market just to determine it's current market value is a little extreme ⚠️
