After decades in real estate, I’ve learned something that has nothing to do with square footage, bedrooms, bathrooms or the latest market statistics.

A home is about life.

It’s where kids grow up. ❤️
Where holidays are celebrated. 🎄
Where families make memories.
Where people start over.
Where careers change, families grow, and sometimes life takes an unexpected turn.

Markets change.
Interest rates change.
Home styles change.

But the reason people move?

Life changes.

That’s probably what I appreciate most about being in this business after all these years. I’ve had a front-row seat to so many different chapters in people’s lives.

🏠 CHICAGOLAND REAL ESTATE: ARE YOU WAITING FOR THE “PERFECT” TIME TO BUY?

Everything feels expensive right now. I get it.

And I know there are plenty of buyers sitting on the sidelines, waiting for mortgage rates to come down before making a move.

But here's something you need to understand about the Chicagoland housing market:

📉 Inventory is still dramatically below where it was in 2019.

We're operating at roughly 40% of 2019 inventory levels — that's about a 60% reduction.

Yes, sales have slowed.

Yes, we're seeing price reductions.

Yes, mortgage rates are putting pressure on affordability.

But that doesn't automatically mean home prices are about to fall.

🔥 HERE'S WHERE THINGS COULD GET INTERESTING…

Imagine mortgage rates eventually move into the 6%–6.25% range.

What happens?

A LOT of buyers who have been sitting on the sidelines could jump back into the market.

And if demand suddenly increases while inventory remains limited…

BASIC SUPPLY & DEMAND TAKES OVER.

More buyers + fewer homes = more competition and upward pressure on prices.

That's why waiting for lower rates isn't necessarily the same thing as waiting for a better deal.

You could potentially get a lower mortgage rate later…

…but you may also be paying considerably more for the house itself.

And here's the strategy many buyers overlook:

🏠 You can refinance a mortgage.

💰 You can't refinance the purchase price of the house.

If you find the right home today, buying during a period when competition is softer could mean:

✅ Fewer competing buyers
✅ Potentially fewer cash-offer situations
✅ More negotiating power
✅ More opportunities for seller concessions
✅ Less pressure to overbid

For first-time buyers, FHA buyers, low-down-payment buyers and investors, that difference can be HUGE.

📅 WHY I'M WATCHING Q3 & Q4

If rates remain elevated and buyers continue to pause, we could have a window where competition is significantly lower than what we may see when rates eventually fall.

I'm not saying everyone should buy today.

I'm saying:

Don't make a decision based on headlines.

Run the numbers.

Look at your local inventory.

Look at price reductions.

Look at days on market.

Look at the payment.

Then compare that to what could happen if rates fall and hundreds of thousands of buyers suddenly re-enter the market.

Because sometimes the opportunity isn't when everyone is excited about buying.

Sometimes the opportunity is when everyone else is waiting.

And think about this…

If you could go back to 2006 knowing what you know today, would you wish you had bought a home back then?

Probably.

The goal isn't to perfectly time the market.

🎯 The goal is to make a smart decision based on facts, affordability and your long-term plan.

There is opportunity in the 2026 Chicagoland market.

Here’s the interesting part…

🔥 BOTH CAN BE RIGHT.

It all depends on where you live.

The national housing market is becoming more balanced, but real estate is still LOCAL. What happens nationally doesn't necessarily tell you what’s happening in your neighborhood.

📊 ONE NUMBER TO WATCH: MONTHS OF INVENTORY

Generally speaking:

🔴 Under 4 months → Sellers usually have the advantage.

🟡 4–6 months → More balanced market.

🟢 Over 6 months → Buyers typically have more negotiating power.

Current national inventory is around 4.6 months, putting the overall market in balanced territory.

But here's where it gets interesting…

🏠 One neighborhood could have buyers negotiating for:

✅ Seller concessions
✅ Closing-cost assistance
✅ Repairs
✅ Price reductions

While another neighborhood could still have:

🔥 Multiple offers
🔥 Strong showing activity
🔥 Homes selling quickly

And that's why I wouldn't make a major real estate decision based on a national headline.

🏠📉 HERE’S WHY MORTGAGE RATES ARE WHERE THEY ARE RIGHT NOW

If you're waiting for mortgage rates to drop dramatically before you buy, there’s something important you need to understand:

👉 Mortgage rates aren’t just about the Fed.

One of the biggest factors behind today's rates is the relationship between the 10-Year Treasury and the mortgage spread.

📊 Here’s the simple version:

The 10-Year Treasury is currently around 4.68%.

Historically, the average spread between the 10-Year Treasury and mortgage rates has been about 1.76%.

A few years ago, that spread exploded as high as 3.19%.

Today, it's around 2.01%.

🔥 That narrowing spread is actually GOOD news for borrowers.

If spreads were still as wide as they were in 2023, mortgage rates could be pushing toward 8%.

Instead, we're seeing rates around 6.69% in this example.

But here's the catch…

Because the spread has already improved significantly, there may not be a huge amount of additional room for mortgage rates to fall simply from spread compression.

If the spread returned all the way to its historical average, the rate in this example would be around 6.5%.

That's only about ¼ of a percentage point lower.

💡 THE BIG TAKEAWAY:

The same thing that's helping keep mortgage rates from being near 8% is also one reason we shouldn't expect rates to suddenly plunge.

That doesn't mean rates can't move lower.

It means waiting for a dramatic drop could leave you waiting longer than you think.

And remember…

🏡 You don't buy a mortgage rate—you buy a home.

The right strategy is to look at the payment, price, cash needed, and your long-term goals and determine what makes sense for YOU.
