LABOR DAY MARKET PULSE — THE FALL WINDOW IS OPEN
Happy Labor Day. While the valley fires up the grill, here's what the holiday means for anyone thinking about a move.
Labor Day is the turn. The summer rush is behind us, the back-to-school scramble is done, and the fall market opens today. Historically this is one of the best stretches of the year to buy in the Treasure Valley: serious sellers, thinner buyer competition, and inventory that's held elevated all summer.
The tailwind this year: rates have eased. The 30-year fixed sits at 6.66%, down from the summer highs, and lenders are seeing a more balanced market with more homes coming on and price growth slowing. That's breathing room buyers didn't have a few months ago.
The numbers into this week: Nampa median $490,000. Caldwell $472,445, still the most affordable major market. Meridian $619,000 with the deepest inventory in the valley. Every market still reads Seller's zone by Market Action Index, but the edge has come off the pace.
For buyers: this is your window. Selection is wide, competition is thinning, and rates have backed off. Target homes past 60 days and listings that have already cut price.
For sellers: the fall buyer is serious and ready. Price right, present well, and you meet real demand.
