Mortgage rates finished the week modestly higher, with average 30-year fixed rates moving to approximately 6.76% on Thursday and 6.77% on Friday, up from 6.69% the previous Friday.

The bigger story was the bond market. Long-term Treasury yields briefly improved after the Treasury announced expanded buyback operations, but that move was short-lived. Oil prices, geopolitical concerns, and elevated corporate bond issuance continued to place upward pressure on yields later in the week.

For buyers and homeowners, the takeaway is straightforward: mortgage rates remain highly sensitive to movements in the 10-year Treasury yield, inflation expectations, energy prices, and Federal Reserve policy.

Next week, markets will be watching a busy economic calendar along with the Federal Reserve’s annual Jackson Hole conference for additional clues about the direction of rates.

Mortgage rates moved lower this week, reaching roughly their best levels in about four weeks following the latest inflation data.

The Consumer Price Index came in close to expectations, helping stabilize the bond market after some early-week pressure from higher oil prices and geopolitical concerns. Friday’s retail sales report also came in below forecasts, although some of that weakness appears tied to timing around Prime Day and seasonal fuel-sales effects.

One encouraging detail for mortgage borrowers was that mortgage-backed securities held up better than the 10-year Treasury market, allowing lenders to preserve much of the week’s improvement in pricing.

For buyers, even modest changes in mortgage rates can affect monthly payments, affordability, and purchasing power. If you have been waiting for a better opportunity to revisit your numbers, update a preapproval, or compare financing options, this may be a good time to take another look.

Homebuyers throughout Wilmington and New Castle County can spend weeks comparing homes, neighborhoods, property taxes, monthly payments, and renovation costs—yet sometimes spend surprisingly little time comparing the mortgage itself.

That can be an expensive mistake.

Mortgage pricing can vary considerably from one lender to another. Even when two lenders quote a similar interest rate, the actual cost of the loan may look very different once you compare:

Investors are increasingly looking beyond Washington, D.C. itself and focusing on the surrounding commuter suburbs across Northern Virginia and suburban Maryland.

The appeal is pretty straightforward: access to major employment centers, more space, parking, and in some cases better value than buying directly inside the District.

Areas near Metro, MARC, VRE, major highways, and established employment corridors can create strong long-term demand from both renters and buyers. But transportation access alone does not make a property a good investment.

You still have to run the numbers.

Purchase price, achievable rent, property taxes, insurance, HOA or condo fees, maintenance, vacancy, financing costs, and future supply all matter. A great commute can help support demand, but it cannot fix a bad acquisition.

For investors, the strongest opportunities are often where access, affordability, and demand overlap.

The goal is not simply to buy in the hottest neighborhood today. It is to identify where people are likely to continue wanting to live five or ten years from now because the location makes their daily life easier.

Instead of focusing only on a lower purchase price, buyers may want to compare the impact of using seller-paid concessions toward a mortgage rate buydown. Depending on the loan amount and structure, reducing the interest rate can sometimes create more meaningful monthly savings than an equivalent reduction in the sales price.

For sellers, offering financing assistance can also help attract payment-conscious buyers without relying exclusively on price reductions.

More younger and first-time buyers are looking at FHA financing as affordability remains one of the biggest challenges in today’s housing market. FHA loans can provide a path to homeownership with a lower down payment requirement and more flexible credit guidelines than many conventional loan programs.

That does not mean FHA is automatically the best option. Buyers should compare the complete financing structure, including the interest rate, mortgage insurance, closing costs, seller concessions, property condition requirements and how long they expect to own the home. In some situations, a conventional loan may still be the better long-term fit.

As both a real estate broker and mortgage loan originator, I regularly see buyers focus heavily on the purchase price while overlooking how much the financing structure affects the monthly payment and total cash needed at closing.
