The house down the street sold fast.

Now every homeowner on the block thinks they know their number.

I get it.

When your neighbor sells for $300k, it is tempting to say:

“Well mine has to be worth $310k.”

But here is the part most people miss…

Your neighbor’s sale is not your home’s value.

It is evidence.

That is it.

Timing matters.
Condition matters.
Updates matter.
Inventory matters.
Buyer demand matters.
Interest rates matter.
Presentation matters.

Same floor plan does not mean same value.

Same neighborhood does not mean same buyer response.

And pricing off one sale without looking at the full picture can be the difference between selling with leverage and sitting long enough to start chasing the market.

Your neighbor’s sale is a clue.

Rates moved up again.
Mortgage applications dropped.
Refinances cooled off.
And purchase applications pulled back too.

But I still don’t think buyers are gone.

I think they’re more cautious.
More selective.
And honestly… still not seeing enough of the houses they actually want.

Inventory is picking up, which helps.
But selection still isn’t where buyers want it to be.

Makes it hard to play matchmaker right now.

Buyers are watching.
They’re just waiting for the right house and the right numbers.

Here is the scoop! Last Friday, a petition for annexation was filed with the City, County, and Madison & Mifflin Townships for the development of a travel center at the 39 & 71 interchange. This is the next step in a process that has already been in the works for months with a little company you may have heard of - Buc-ee's 😁

We are still in the final stages of the due diligence process with them, but this step makes the process more public. A development of this size doesn’t come around all that often. It’s more than a gas station or restaurant or retail store. It’s a destination and experience that will undoubtedly make a substantial impact on our community. 🏗️

High paying jobs, revenues, and brisket…what’s not to love? ❤️

This is a Type 2 annexation which means the Townships keep their revenues, the City will get income tax and water/sewer revenues and the County gets sales tax. It is a structure that allows everyone to benefit from the project. 🤝

And as consumers we get the Wall of Jerky, pulled pork, and the legendary spice section. 😊

There are still a few steps ahead before everything is official, but this is an important milestone toward putting Mansfield and Richland County on the Buc-ee’s map. 👏
