How it feels when buyers switch lenders 10 days before closing 💀💀

And before one of you says “What’s the big deal?” - changing lenders late in the transaction can completely restart parts of the process.

New underwriting.

If you've been in real estate for more than 5 minutes, I knowwww you've seen some things. 💀

One of my last deals as a mortgage lender was with a buyer who, at one point, said to me with her WHOLE chest: "Oh, taxes? I haven't filed those in years."
Me: 👀👀
Her: "I mean, I get a W2 every year. But I work for a nonprofit so I don't have to file."

You know that obnoxious record screech you hear in the movies? Yeah. 🔊
After an awkward conversation and a referral to a good CPA, we got it all sorted out.

But that conversation has stuck with me to this day, because it reinforces this:
You don't know what you don't know.
And in real estate, assumptions can be expensive.

That’s why communication matters so much to us - because we've seen the consequences as lenders, as Realtors®, and especially now as Transaction Coordinators.

So we don't assume.
We don't leave things vague.
We communicate early, clearly, and OFTEN.

So much of this job goes far beyond paperwork.
