New construction has its own little stack of paperwork (and some of it has a bad habit of showing up as an underwriting surprise 👀).

For financed new construction, you'll typically want these on your radar:
→ Building permit
→ Certificate of Occupancy
→ HUD 99-A/B termite documentation

And for FHA, USDA, and VA, you may also see:
→ Builder's Certification
→ Warranty of Completion

The trick is knowing to ask about these before they become a last-minute condition. And half the battle is simply knowing what the heck they are + who to ask.

Wrong.

"Seems legit" can't be the standard when money is moving.
Before your client sends a single dollar: VERIFY. VERIFY. VERIFY.
