Foreclosures are up – and if that has you worried it’s probably because you remember what happened back in two-thousand-and-eight. But take a look at this.

Yes, the number of filings has been climbing. But look at where we are on this chart compared to the years around the last housing crash. That’s the red. We are nowhere near those crash levels today, even with the increase lately. And honestly? We’re even still well below levels seen in twenty-seventeen through twenty-nineteen.

So, what's happening isn't a crisis. It's the market getting back to normal. And here's one more thing worth knowing. These are just filings. Not all of them will even turn into actual foreclosures.
