Here’s what many buyers don’t realize 👇

Builder sales reps work for the builder.
My job is to represent you.

That can mean helping you:
✔️ Understand incentives
✔️ Compare lenders
✔️ Negotiate upgrades/credits
✔️ Catch things during walkthroughs
✔️ Avoid overpaying for add-ons

In many cases, the builder already has REALTOR compensation built into the price whether you use one or not.

Having someone in your corner can make a huge difference during the process.

Summer time is right around the corner and builders are building which means there are lots of great spec homes available for a quick move in.

Not only that but with the right REALTOR(Me) you may be able to get some extras. Builders always offer incentives but don’t always tell you about all of them.

From small finishes like blinds and appliances to extra incentives like extra credits to help out with closing costs.

🏡 Thinking about buying a home in Central Texas? Here's what you actually need to qualify:

✔️ Credit score: Ideally 620+ (some programs allow lower)
✔️ Income: Stable job history (usually 2 years)
✔️ Down payment: As low as 0-3.5% depending on the loan
✔️ Debt-to-income ratio: Typically under ~45%
✔️ Savings: For closing costs + a little cushion

That's it. Most people are closer than they think.

*Average Units sold are up .69% from March at 2,917
*Average Days on Market are up 5.71 days from March at 104.12
*Average Sales Price is down 2.01% from March at $556,072
*Median Sales Price is down 1.30% from 1 year ago at $420,000

*New listings are down 17.01% compared to this time last year
*Sold listings are up 7.47% compared to this time last year
*Current Months of Inventory is down at 5.23 months from 5.27
*Median Sales Price is $422,546

Data Year to Year from 2025-2026

*Total Single Family Home Sales are down 1.99% from 7,174 to 7,031
*Average Sales Price down 1.67% from $547,053 to $537,914
*Average Days on Market are up by 7.62 Days from 100.02 to 107.64
*Median Sales Price is down 2.59% from $415,778 to $405,000

14,539 homes on the market, in the past 7 days there have been 1,887 price decreases(13% of active listings have decreased their price this past week). For Q1 of the last year 52.6% of single family homes had price reductions compared to 59% for Q1 of 2026.

For the most part everything is on a down swing. Home prices are starting to level out and remain on the market for longer. So in other words, now is a great time to buy(I can help you with this) which means there’s more negotiating power when it comes to buying.

With this said, it is still a good time to sell your home as long as it is priced aggressively with the market. Although it may just take a little longer to sell….
