League City just got a double dose of National Recognition🏆 - U.S. News & World Report just released its 2026-2027 Best Places to Live rankings and League City came in at No. 13 in the entire United States and No. 5 in Texas out of 859 cities evaluated nationwide. Let that sink in for a moment. Out of 859 cities across the country, League City landed in the top 13. But that’s not all.

A separate study by MoneyLion ranked League City No. 9 among the most affordable, fastest-growing cities in the United States. To even qualify for that list, a city had to have at least 100,000 residents, above-average population growth over both one and five years, AND mortgage and rent costs below the national average. League City checked every box.

So what exactly is driving these rankings? 👇
U.S. News evaluates cities on five factors: quality of life, value, desirability, job market, and net migration. League City scores well across the board.

Here’s a quick snapshot of the numbers behind the recognition:
The median household income in League City is $121,946. The median home value sits at $344,265, which is below the national average of $359,870. The unemployment rate is 2.75%, stronger than the national average. And 28% of the population is under age 20, which tells you this is a city full of young families putting down roots.

The city is also within a 30-mile radius of more than 355,000 jobs including downtown Houston, the Texas Medical Center, and NASA. Commutes average 28 minutes, which is reasonable for a metro area the size of Houston.

NEW RETAIL & DINING COMING TO LEAGUE CITY
League City is in the middle of a commercial growth wave right now and I want to make sure you know exactly what's coming and where 🛍️🍽️
Let's start with the big one 👇
📍 THE LEAGUE — FM 518 adjacent to Clear Creek High School
This is a brand new mixed-use development called "The League" with nearly 47,000 square feet of retail space inside a six-story lifestyle center that will also include over 300 apartment units. The ground-floor retail is designed for food and beverage shops, fitness studios, youth services, and entertainment. According to Community Impact, the out-lot portion of the development will deliver first in Q3 2026, with multi-tenant retail spaces ideal for quick-service restaurants, coffee shops, medical clinics, boutique retail shops, salons, tutoring centers, and fitness studios. The full project is expected to be complete by the first quarter of 2027. If you live near Clear Creek High School, this is going to change the look and feel of that stretch of FM 518.

Now here's what else has recently opened or is about to open around town 👇
📍 CAVA — 2915 Gulf Freeway South (Bay Colony Town Center, next to H-E-B) CAVA opened its League City location on April 17. This is a fast-casual Mediterranean restaurant where you build your own bowls and pitas from fresh ingredients. If you're familiar with the Bay Colony Town Center shopping area near I-45 and FM 646, that's exactly where it is. Hours are 10:30 a.m. to 10 p.m. daily.

📍 WHATABURGER — 2121 East League City Parkway (new location)
A brand new Whataburger is coming to East League City Parkway. This will be the third Whataburger in League City, joining the locations on East Main Street and Gulf Freeway South. According to TDLR filings reported by Community Impact, this is a $2.5 million new construction project. The San Antonio-based chain confirmed a spring 2026 opening.

📍 JEREMIAH'S ITALIAN ICE — 2105 E. League City Parkway (Tuscan Lake Commercial Building)
Jeremiah's Italian Ice is opening a 1,950-square-foot location inside the Tuscan Lake Commercial Building on East League City Parkway. They offer over 40 flavors of Italian ice and soft ice cream plus their signature Jelati, which layers Italian ice with soft serve. According to TDLR filings, construction began in January with an estimated completion by April 15. Estimated opening is late spring 2026.

📍 HOTWORX — 2125 E. League City Parkway, Suite 600
Hotworx is building its second League City location right next door to the Jeremiah's on East League City Parkway. They specialize in infrared sauna workouts combining heat with isometric and HIIT training. The city's Biz Brief estimates an end of 2026 opening.

📍 CHIPOTLE — 1603 W. League City Parkway (3rd location)
Chipotle opened its third League City location on February 17 on the west side of town at 1603 W. League City Parkway. That's three Chipotle locations now in League City alone, which tells you everything you need to know about the demand national brands are seeing here.

📍 BASKIN-ROBBINS — 2925 Gulf Freeway South
The 31-flavors ice cream franchise opened a new location in Bay Colony Town Center near the new CAVA. Menu includes their classic flavors plus custom cakes, pies, and bakery items.
And all of this is happening on top of the biggest commercial project on the east side of town 👇

📍 LILAC FIELD BUSINESS PARK — Isla Vista Drive at Highway 96 (SH 96)
This $78 million mixed-use business park broke ground on March 27. The project sits on 24.5 acres and will bring 70,000 square feet of retail and restaurant space along with 220,000 square feet of flexible warehouse space. These aren't traditional industrial warehouses though. The developer, Alexander Grene Development, has designed the warehouse spaces for entertainment venues, gyms, child care providers, and breweries. Shipley Do-Nuts has already signed on as one of the first tenants. If you live in Mar Bella, South Shore, or any of the communities near SH 96, this is going to be right in your backyard 🍩.

So why does all of this matter for homeowners? 🏡
Commercial development follows rooftops. Restaurants, retail, and services don't invest in a market unless they see the population density and household income to support it. When national and regional brands like CAVA, Whataburger, Chipotle, and Jeremiah's all choose League City at the same time, that's not a coincidence. That's a vote of confidence in this community's growth trajectory.

And from a practical standpoint, the closer your neighborhood is to quality retail and dining, the more attractive it is to future buyers. Convenience is one of the most underrated factors in home values.

🏡 Bay Area Real Estate Market Update for May 2026 🏡 - Another strong month in the books for the Bay Area housing market, and I wanted to share the numbers with you. Here's what April looked like across our local market:
📊 By The Numbers
🔹 703 homes sold (up from 687 last April)
🔹 $280.7 million in total sales volume
🔹 Median sales price: $345,000
🔹 Median days on market: 44

The overall market held steady year over year with a slight uptick in the number of closings and total dollar volume. Prices remain remarkably stable, which is a healthy sign for both buyers and sellers.

🏠 Luxury Market ($600K+)
This is where things really picked up. We saw 86 luxury sales this April compared to 72 last year. That's a 19.4% increase in transactions. Total luxury volume climbed to $72.1 million. If you've been thinking about listing a higher-end property, buyer activity in this segment is clearly on the rise.

💎 Million Dollar Market ($1M+)
The ultra-luxury segment saw 18 closings with a median price of $1.2 million. Properties in this range are taking a bit longer to sell, which means there's more opportunity for buyers looking at premium homes to negotiate and find the right fit.

🌟 City Spotlights
✅ Friendswood: Sales jumped 41% with 72 closings. Median days on market dropped from 65 to just 23. Homes are moving fast here.
✅ Seabrook: Sales more than doubled, going from 11 to 23 transactions.
✅ League City: Median price rose to $415,000 (up 4%) with 127 closings. Still the most active market in our area.
✅ Pearland: 115 sales and median prices up 2.4% to $375,000. Consistent and reliable.
✅ Galveston: Median price jumped over 10% to $440,000 with 69 sales. Island demand continues to grow.

🔑 What This Means For You

If you're a seller: Buyers are out there and actively closing. Well-priced homes, especially in Friendswood, League City, and Pearland, are still moving quickly.

If you're a buyer: Inventory is available, and slightly longer days on market in some areas means you have room to be thoughtful about your decision without feeling rushed.

If you own a home in League City or anywhere in north Galveston County, this is one of the biggest stories of the year 🏥

The University of Texas System Board of Regents has approved a $300 million expansion of UTMB Health's League City Hospital Campus at 2240 Interstate 45. This is not a proposal. This is not a maybe. This has been funded and approved.
Here's what's coming 👇

A brand new 40-bed Emergency Department. The current ER has just 17 beds and handles roughly 42,370 emergency visits per year. Once the new ED opens, the existing emergency room will be converted into a 20-bed observation unit for patients who need short-term monitoring without a full hospital admission.
A new 20-bed medical-surgical unit. Space currently occupied by administrative offices, training facilities, and the outpatient rehab clinic will be relocated to a newly constructed building, freeing up room for these additional inpatient beds.

Expanded diagnostic imaging capabilities including MRI, CT, ultrasound, and fluoroscopy for both inpatient and emergency settings. New procedural imaging services will also be added.
An expanded inpatient pharmacy and renovated laboratory spaces to improve medication management and speed up diagnostic testing.

The project will be completed in phases, with services opening as each phase is finished. Full completion is targeted for 2030.
For those of you who remember, this campus opened in 2016 as League City's very first hospital. A five-story patient tower was added in 2020, bringing the facility to 97 beds. This Phase 3 expansion is the next major step in what UTMB has described as a long-term investment in the Bay Area region.

So why am I sharing this on a real estate page? 🏠

Because healthcare infrastructure is a powerful driver in our local economy. One of the factors employers use to evaluate communities is whether their workforce has reliable access to emergency and specialty care. Families with children want to live near quality hospitals. Retirees settle where medical infrastructure is strong.

A $300 million hospital expansion doesn't just improve healthcare access it creates JOBS! Construction jobs during the build-out, permanent medical positions after completion. And it draws additional medical offices and support businesses to the surrounding area.

Estate sales are a different kind of real estate transaction. Loss, emotions, and trying to move forward. They're rewarding because I can help a family who needs guidance during a difficult time.

Due to foundation and roof issues, a buyer couldn't get a traditional mortgage, so we needed a cash buyer, which means working with investors.

Investors play an important role in our real estate markets, but their job is to get the property for the lowest price, and some are not ethical.

The first offer we received was $70,000 below the final offer the estate accepted. That investor stated there was no way to get any more money for the property because of the issues. I received other calls from investors who said I was out of my mind with our list price.

The family trusted my advice to get bids for the foundation and roof so prospective investors knew their costs upfront. We received numerous offers, and the estate settled with an investor who paid a price they were comfortable with. The estate made no repairs or improvements to the home during the process.
Working with only one investor means you will not receive the highest possible price for a property.
