After closing: Every buyer and seller get a binder of transaction documents.

Of course all the signed transaction documents go in. But also, as a homeowner, I think about what I need years down the road. That's what goes into the binder.

This makes me happy 🥰 2 years after a purchase, so excited to hear it was valuable 🙏🏼

Ask about "adding the trust as ADDITIONAL INSURED"

If your home is owned by a trust, not adding a trust endorsement could leave the trust vulnerable to potential claims without proper coverage.

A "trust endorsement" on a homeowners insurance policy is a rider added to the policy that specifically names a trust as an insured party, ensuring that the trust, not just the individual owner, is covered for property damage and liability claims related to the home owned by the trust; essentially, it allows the trust to be protected under the policy alongside the individual owner by listing the trust as an "additional insured."
