Computers do make mistakes and so can Zillow’s “Zestimate”. That estimate can have a $50,000 swing between what is actually a true valuation and what it thinks it’s worth. Don’t make that mistake of just accepting what is given to you out of convenience. This is your equity that we are talking about. Buying a home with an HOA? Don’t just look at the monthly fee — look deeper.

In this video, I break down what buyers should review before purchasing a home in a homeowners association, including the HOA bylaws, rules and regulations, monthly or quarterly fees, financial statements, reserve funds, pending litigation, and meeting minutes.

The HOA documents can tell you a lot about how the community is managed, whether fees may increase, if major repairs are coming, and whether there may be special assessments discussed in the meeting minutes. Those minutes can reveal what the HOA board has been talking about behind the scenes — repairs, disputes, budget concerns, insurance issues, lawsuits, or upcoming costs that may eventually get passed on to homeowners.

Before you fall in love with the home, make sure you understand the community you’re buying into. An HOA can protect property values, but only if it’s managed properly.
