Before choosing homes to tour, it helps to separate three different categories:
• Must-haves: The home truly needs these features to work for you.
• Strong preferences: These matter, but the right property could make you reconsider.
• Cosmetic wishes: These may influence your initial reaction but could potentially be changed.
For example, a main-level bedroom may be a must-have. A particular neighborhood might be a strong preference. Wall color is usually cosmetic.
This distinction helps us avoid eliminating a good possibility for a fixable reason, or spending time touring homes that cannot meet the household’s essential needs.
The goal isn’t to create an impossibly perfect wish list. It’s to understand which compromises would still allow the home to support your life.
