Weekends are a time of relaxation, getting outdoors, doing chores, and winding down. Weekends can also be a time of getting work done.

A Notary Public is a public servant with statewide jurisdiction who is authorized to take acknowledgments, protest instruments permitted by law to be protested (primarily negotiable instruments and bills and notes), administer oaths, take depositions, and certify copies of documents not recordable in the public records.

A Notary Signing Agent is a Notary who has been trained and further licensed to handle mortgage loan documents. Lenders and title companies hire Signing Agents as independent contractors to assist in the last step of the loan process. The responsibilities of a Notary Signing Agent generally include printing loan documents, meeting the signer and notarizing their signature(s), and quickly returning the documents for processing. NSAs are also responsible for following any additional instructions from the lender, title company or signing service that hires them for loan closing work.

FAQ - What forms or things or requests can a Notary Public NOT perform?

* When the signor is not present, or doesn't have a Photo ID, or not personally known by the Notary;
* If the document has missing info or blank spaces;
* If the ex*****on date is pre-dated (or even post-dated);
* If the document is not an original with original signature(s);
* If the name on the document does not match the name on the Photo ID;
* A Notary cannot authenticate an object or thing;
* Cannot offer legal advice;
* If the signor appears mentally unable or does not understand what document they are signing;
* Cannot notarize a Birth Certificate or Death Certificate;
* Cannot notarize Photographs.

Notary Publics have fairly strict rules to ensure property notarization of documents, and ethical standards for compliance with the established national notary public guidelines (via the NNA and specific States).

In Texas, the standard Notary Fees are set by the State, as follows:

Notary service: $10 for the first signature, $1 for each additional signature

Jurat service: $10

Verbal Oath: $10

Remote On-line: $25, plus regular Notary service fees

Notary Signing Agent: $100-250 for notary services involved with a home loan closing (financing documents)

Additionally, there may be a travel fee when a Notary Public personally visits a client needing Mobile Notary service, or Mobile Notary Signing Agent service. This fee may range from $100 to $400; depending on distance and services required.

Notary Mike Services has officially launched. I've been a Notary Public for a few months, but working on the additional service of also holding a Signing Agent designation. That is now done.

As a Signing Agent, when I attend a mortgage loan closing to notarize documents remotely, or however needed, I am able to describe the loan documents, point out specifics about terms, and help borrowers better understand the maze of paperwork often included in a closing package. This brings more confidence to the table, much like an Escrow Officer brings for a more traditional in-office closing.

Fees for a mobile notary/signing agent are often set by the title company. Texas law also governs the fees for a standard Notary Public service. By being a mobile Notary Public, if documents are needed to be notarized, such as an Affidavit, Power of Attorney, Parental Consent for Travel, Trusts, I am available to any individual needing such assistance.

I'm also available to title companies who wish to use a mobile closing for their customer's mortgage loan closing. Typical documents of a closing package that may require a notary seal are the Deed of Trust, Promissory Note, Truth in Lending Disclosure, and/or Affidavit of Occupancy.
