A little preparation can make a BIG difference. So excited for my buyers who had their FHA offer accepted! โค๏ธ

During our initial inspection, we identified a few items that could potentially be an issue for the FHA appraisal, including missing GFCI outlets, cracked windows, and a missing railing. Rather than waiting to see what happened at appraisal, we worked proactively with the seller to get repairs addressed ahead of time.

The seller was willing to work with us, and we were able to each take on part of the repairs. And the result? FHA appraisal came back with NO repairs required! ๐ŸŽ‰๐ŸŽ‰๐ŸŽ‰

This is exactly why having a buyerโ€™s agent who knows the FHA process, pays attention to the details, and communicates well throughout the transaction can make such a difference.

After house hunting across Lapeer, Davison, Grand Blanc, Clio, and Burton, looking at many different homes, and even having to climb through a window to get into this one (don't worry, we had the seller's permission ๐Ÿ˜…), we finally got the news we've been waiting for...ACCEPTED! ๐Ÿกโœจ

We got their offer accepted as written and the seller even agreed to help with closing costs. Cue the happy dance! ๐Ÿ’ƒ
