This method analyzes recent homes sales in your area to assess a home’s value in relation to comparable properties. In order to get the most accurate value you would need an agent that is familiar with your area and understand what is standard living. The ability to build a comp is part science and part art. Therefore choose accordingly.

🛑AVOID THESE 5 MISTAKES 🛑

1. Do not stuff everything in your closets( Closets stuffed to the brim, Shia that there’s not enough storage space in the home: Huge Turnoff for buyers)
2. Do not completely overhaul your kitchen( not every buyer may like your upgrade & they will make adjustments to fit what they want)
3. Do not completely overhaul your bathroom (As long as your bathroom is clean and functional, small upgrades are usually the way to go)
4. Do not strip away all your homes character(Buyers like the feel of home and livability)
5. Do not paint your whole house white(All white walls give a feeling of being incomplete)

LENDERS ARE ALLOWED TO ADD THEIR OWN, MORE RESTRICTIVE UNDERWRITING GUIDELINES ON TOP TO MITIGATE THEIR RISK. THESE ADDITIONAL GUIDELINES ARE CALLED LENDER OVERLAYS.
