Selling a home successfully starts long before the listing goes live.

When we prepared this home for the market, we knew we were facing a challenging environment for sellers. Buyers had options, so simply listing the property and hoping for the best wasn’t the strategy.

We took our time getting the home completely ready first. The renovations were finished, everything was clean and show-ready, and we made sure the pricing was right from day one.

Then came the launch.

We invested in professional photography, created videos tailored to different platforms, syndicated the listing to 900+ websites, promoted it across social media, ran targeted advertising, and reached out directly to our agent network and database.

Finding the home you love is exciting. Finding out another offer came in right when you’re preparing yours? That’s when the nerves kick in.

These first-time buyers had found the home they could truly see themselves in. Then, the same day they planned to submit their offer, they learned another offer was already on the table.

Instead of making assumptions about what it would take to compete, I called the listing agent and started asking questions.

Why were the sellers moving? What would they miss most about the home? What was important to them in the sale?
That conversation gave me valuable insight into what mattered to the sellers, and I used that information to help my buyers structure an offer with intention.

Their offer was selected, and they got the home they had their hearts set on.

Later, they sent me a message saying:
“We won’t forget how you’ve helped us through this difficult process and helped us get what is going to be our dream home!”

That’s the part of real estate I love most.

It’s not just about finding a house or submitting an offer. It’s knowing what questions to ask, communicating with the people on the other side, and helping my clients make informed decisions when the pressure is on.
