🚨 Breaking: The Fed Has Cut Rates — First Time Since December 🚨

Today, the Federal Reserve lowered the federal funds rate by 25 basis points, bringing it down to a range of 4.00% - 4.25%. This marks the first cut since December and signals a shift in the Fed’s assessment of economic risks.

Fed Chair Jerome Powell pointed to a weakening labor market as a major factor in the decision—job gains are slowing, and there’s concern about what happens next if employment softens further. The Fed also projected two more rate cuts for 2025, while warning that future adjustments will depend heavily on upcoming economic data.

For homebuyers, this matters. Lower borrowing costs are now more of a reality. Even a quarter-point cut can make monthly payments more manageable. If you’ve been on the edge of buying or locking in a mortgage, this could be the push you were waiting for. That said, mortgage rates won’t fall in perfect alignment with the Fed’s rate since other forces—like bond yields, inflation expectations, and lender risk-pricing—also come into play.
