What stands out:
β’ Recently Renovated Unit β Updated interior with modern finishes.
β’ All Bills Included β Rent includes internet, water, trash service, and lawn maintenance.
β’ Outdoor Space β Small shared fenced yard and shared patio area available for tenants.
β’ Convenient Location β Located across the street from Southbound Bar and Bar 43 and within walking distance of Gloriaβs Bar and other nearby attractions.
Areas for improvement (or concerns):
β’ Small Living Space β The apartment is very compact, and the bathroom/shower is located inside the bedroom, which may offer limited privacy when hosting guests.
β’ Noise Between Units β In our experience, sound from Apartment Bβs television and music could oftentimes be heard through the shared wall.
β’ Late-Night Noise β During tenancy, noise from nearby bars and late-night foot traffic was often noticeable, sometimes extending into the early morning hours.
β’ Busy Intersection β We personally observed numerous vehicle accidents and traffic incidents at the intersection of Avenue S and 43rd Street.
β’ Shared Laundry Facilities β Laundry facilities are shared with Apartment B and the main house occupants, which occasionally resulted in waiting for machine availability.
β’ Laundry Room Access β Accessing the laundry room requires walking through the main house yard, which some tenants may find less private.
β’ Street Parking Only β No dedicated tenant parking was available during tenancy.
β’ Garage Activity β The apartment is located above a garage used for storage. We found that regular opening and closing of the garage door could sometimes be disruptive.
β’ Lawn Maintenance Noise β Lawn care equipment appeared to be stored in the garage, resulting in additional garage-door activity and associated noise during landscaping work.
β’ Neighbor Activity β Nearby neighbors regularly accessed the garage area for bicycle storage and other items, contributing to additional noise and around the property.
β’ Outdoor Gatherings β Neighboring social gatherings were sometimes held near the fence line, and conversations, music, and cooking odors could often be heard or smelled from the apartment/s / main house.
β’ Smoke Odors β Often noticed smoke odors of burning trash that appeared to originate from a neighboring property.
β’ Parking Availability β During our experience, the parking spaces in front of the garage were typically occupied by other residents, making street parking the primary option.
β’ Communication Concerns β In our experience, addressing concerns with landlords was often more challenging than expected.
