Remote online notarization was booming in Florida when I left it three years ago. Tennessee was a different story.
I remember mentioning it to title professionals here and getting a blank look. Or the polite version: "We don't really trust that yet." Fair enough. Most people hadn't seen a remote closing actually work, and nobody wants to be the first file that goes sideways.
That has changed, and quickly. Tennessee is now one of the fastest-growing eClosing markets in the country, with 478% year-over-year growth in early 2026. I have felt that shift in my own calendar this past year, and I don't expect it to slow down.
What I've learned watching both states go through this is that the resistance was never really about the technology.
It was about the unknown. Once a title team sees a session complete cleanly, with the identity checks, the journal, and the record all handled properly, the conversation changes from "should we try this" to "which documents can we send this way."
So that is what I want to do here over the next few weeks: break remote online notarization down piece by piece. Not the sales pitch version. The practical pieces, one at a time, starting with the one people always ask about first, which is identity.
Because a camera and a driver's license are a start, not the whole story.
I've been a certified remote online notary since March 2020, first in Florida and now here in Tennessee. If your team is in the middle of that shift from "we don't trust that yet" to "how do we do this right," I would genuinely enjoy talking it through with you.
