Reflections From a Small-Town Realtor: Route 20 Farm Visit

Every property I visit teaches me something new — not just about the land, but about the work I’ve chosen to do.

This week I visited a farm at 2090 State Highway 20, between Sharon Springs and Cobleskill. Walking the pastures, seeing the rolling fields, and feeling the quiet energy of the land reminded me why I love this work.

The owners have cared for this farm for years. Now they’re preparing to move to Southern New York, following their dream of opening a small farm store. Listening to them talk about why they loved this property, and why they’re moving, reminded me how much my role matters — helping people take the next step, guiding them through choices, and being there to make a difference in their journey.

Being a small-town realtor is teaching me so much. Every visit, every conversation, every property has lessons — about patience, connection, and understanding the “why” behind each decision. My work isn’t just about transactions — it’s about people, stories, and helping make their next chapter possible.

Out here on Ridge Road in Canajoharie, representing my client during the appraisal process.

Not every appraiser wants an agent present -some do, some don’t, and some prefer you to stay quiet. But I always feel it’s important to be there if my client needs me. Being present means I can answer any quick questions that come up, clarify things if needed, and make sure nothing is assumed or misunderstood. It also helps keep the process moving smoothly and gives my client peace of mind knowing someone is looking out for their interests.

🏡 Just Sold in Little Falls, NY ✨

This one was close to home - and a reminder that the right house always finds the right people.

A sweet couple called me about a beautiful historic home in Fort Plain. It was priced right, full of character, and perfect for first-time home buyers on a budget. They fell in love instantly - and honestly, I did too. It had all the charm of an old home, the kind that makes you imagine holidays and family gatherings right away.

We put in a bid and won - but when the inspection came back, reality set in. Even though the house was livable, the repairs needed were big and costly. That’s exactly why we do inspections - to look past the excitement and make sure it’s not just a dream home, but a smart home.

It’s my job to point out the hard truths, even when you’re walking through with those “Christmas eyes.” Sometimes the house you want so badly isn’t the one meant for you - and that’s okay.

So, they made the brave and wise choice to walk away. That takes strength. And not long after, we found the right one - a beautiful home in Little Falls, the same town they were already renting in, with their kids in the local school.

This one had character too - but without all the scary stuff underneath. Just enough projects to make it their own. The best part? The sellers already had a recent inspection on hand, so we saved time and money, and everything went smoothly. No surprises.

The listing agent was amazing to work with -honest, kind, and communicative - and the whole process felt easy.

This one was extra special — and my very first deal!

I met a wonderful couple from Esperance, originally from Long Island, who were searching for their own little piece of Upstate New York - something with land, maybe a farmhouse, and a place they could truly call home.

They had tried to build on their family’s property, but after spending a lot on drilling and never finding adequate water, they decided it was time to start fresh. We began the hunt - exploring homes and acreage from Canajoharie to the Schoharie County countryside.

Then we found the one -a stunning farmhouse in Richmondville, just outside the Cobleskill area. Rolling hills, open fields, a home so pristine it felt like a dream - not a speck of dust anywhere, and windows that sparkled. They even had photos of deer eating apples out back. It was pure small-town magic. 🍎🏡

The home was priced beautifully, and we knew it wouldn’t last. We moved fast - with a strong offer and an escalation clause. My buyers had contracting experience and chose to waive the inspection confidently, knowing exactly what to look for.

And it worked - we won it! 🎉

Now they have their perfect Upstate home - space to ride horses, hunt, and enjoy the simple country life they’ve always wanted. I couldn’t have asked for better clients or a better first closing.
