Saint Johns County, Florida enacts Developer Impact Fee to Fund Conservation Land Acquisitions.

"The county plans to levy the maximum impact fee allowed under Florida law, but the Board of County Commissioners agreed to start the fee next year at 50% and gradually phase it in over five years.

The conservation and open space impact fee would be levied on the builders of residences based on square footage. Once the fee is fully phased in, a 1,000-square-foot home, for example, would require an extra $300 from the developer, while a 3,000-square-foot home would require an extra $772."

The impact fee, phased in over five years, will pay for acquiring sensitive conservation land.

Hutson acquires more land in Silver Leaf:
St. Augustine-based The Hutson Companies made two St. Johns County land acquisitions from Minneapolis-based creditor Värde on Dec. 2 totaling $89.04 million.

The $54.7 million purchase comprised 553 lots along with multiple tracts and private rights of way in phases of Brook Forest, Silverleaf Parcel 9.

The $34.34 million purchase comprised 252 lots along with multiple tracts and private rights of way in Reverie at Silverleaf phases one and two.

The master-planned SilverLeaf community is zoned for 16,300 dwelling units and 2.9 million square feet of commercial space.

The lots and other acreage is part of the SilverLeaf master-planned community.

USDA just announced some rural loans and grants for repairs on single family homes/primary residences. Max is a 20yr loan for $40,000 and max grants are $10,000. We know those affected by recent storms likely had more damage than that, but every little bit helps.
