Hey Hey Everybody!! Quick question. Are you thinking about purchasing a manufactured home also know as a mobile home or have you purchased one? And, do you want your home to be considered "Real Property" or to be looked at as if it were a "stick built" home and not a motor vehicle registered with the DMV? If so, make sure that an Affidavit of Affixation or Declaration of Intent to Affix is or will be recorded at the register of deeds office in the County where the property is located. This should be done when you purchase the home or some time immediately after. The Affidavit of Affixation is important because it lets the "world" know that it is your intent for the home to be fixed to your land just like a stick built house. This document once recorded will save you a lot of headache in the future if you decide to sell your home. It not only says that your home is real property, but it also includes information about your home that closing attorneys and mortgage lenders will need in the future.

Good Day Everyone!! Quick question... Did you know that in North Carolina your spouse has to sign the warranty deed before you can sell your property? This is true even if you purchased the house prior to getting married. This is true even if you have been estranged from your spouse for years and you cannot find them to sign the deed. This is true if you both purchased the house together, you are now separated, and your spouse "says" you can have the property... This is true for many other reasons. So, if you are married and you have any questions or concerns regarding how you should acquire ownership in a property or how you should transfer ownership in a property please contact an Attorney to discuss. Because as we say in real estate "It takes only one married person to buy... but it will take both to sell".

The joy you feel when your builder client sends you an email and asks if you are in the office because they have something for you... And, when they arrive they not only bring a gift, but they also bring you to tears by saying how well of a job you've done for them and their clients, and that they appreciate you immensely!!! So... today I got to do two of my favorite things. 1. Teach others and 2. Teach others about real estate... and, let me tell you something... it felt GREAT! Thank you to all of the beautiful ladies who were able to make it to the appreciation. It meant so much to see each of you!! I didn't take any pictures at the event (really odd for me). Happy Situational Saturday Family!! What ya'll doing? Well, I'm sitting here feeling incredibly grateful for all of God's blessings over the almost two and a half years of my law firm being in business. I can't explain to you the joy I feel this morning as I think about all of the wonderful people who have supported us and referred their family, friends, clients and complete strangers to The Law Office of Teta L. Jackson, PLLC. I truly am overwhelmed and so very thankful to each of you and I want you to know that your kindness and thoughtfulness has not gone unnoticed and is not being overlooked.
