Hey Hey Everybody!! Quick question. Are you thinking about purchasing a manufactured home also know as a mobile home or have you purchased one? And, do you want your home to be considered "Real Property" or to be looked at as if it were a "stick built" home and not a motor vehicle registered with the DMV? If so, make sure that an Affidavit of Affixation or Declaration of Intent to Affix is or will be recorded at the register of deeds office in the County where the property is located. This should be done when you purchase the home or some time immediately after. The Affidavit of Affixation is important because it lets the "world" know that it is your intent for the home to be fixed to your land just like a stick built house. This document once recorded will save you a lot of headache in the future if you decide to sell your home. It not only says that your home is real property, but it also includes information about your home that closing attorneys and mortgage lenders will need in the future.
