A recent event made me wonder…

👉 Do homeowners know that they have the right to ask questions about what’s happening in their neighborhood?

Because you/we absolutely do.

Here’s when reaching out to a nearby listing agent makes total sense:

✅ A home lists significantly below what the market supports - and you are seeking to understand why

✅ You’re watching prices trend downward and are searching for context

✅ You have relevant data (like a recent appraisal) that could help everyone involved

✅ You’re planning to sell soon and nearby comps directly affect your outcome

✅ You just want to be an informed neighbor

A respectful, curious conversation is never weird. Neighborhood values are a shared interest and kindly seeking clarity isn’t overstepping. 🫶🏻

PS. You could also talk to your neighbor if you know them! As a licensed agent, I would never have a pricing conversation with another agent’s client and risk a complaint against my license for soliciting or “going behind the sign.”

Step one. Pick a reputable carpet cleaning company! I use Harris Clean in my own home and recommend them to my clients. Why? They removed spots that two other companies couldn’t! 😮 Check out their certifications - I found them because my carpet warranty required a very specific type of cleaning and only Harris had the certification locally. 10/10 ⭐️

Prep your space! If you don’t put in the effort in advance, you won’t have the experience that you are hoping for.

Prep looks like:

- Clean out/ move any excess furniture. Place smaller items like bedside tables up on the bed.
- Move valuables that are on surfaces that may get bumped.
- Tie up long curtains.
- Turn on ceiling fans.
- Vacuum in advance! I’m not talking about your robot vacuum. 😉 Get some good suction on those rooms.

Don’t skimp on paying for spot or pet treatments in the rooms that could benefit. Worth every penny!

Did you know you can also get cleaning on your grout, wood floors, tiles, etc.? Even showers? 🤩

I like to try to do this at least once a year, or when the seasons change. Absolutely recommend before selling your home as well.

Rates are up → buyers are backing off → competition is thinning. (Ahem, leverage anyone?)

Just a quick thought as we start seeing more homes come on the market… 🏡

Pricing a home correctly is the number one factor in how a sale unfolds, and it can set the tone for home values in your neighborhood for the next year (or more).

Pricing just under market is strategic. Pricing well below leaves money on the table for yourself and hurts the neighborhood long-term.

Our homes are one of our biggest investments. It’s worth making sure we’re protecting that value. ❤️

Last night was a career first. The buyer from one of my listings called me. 👀

Their agent had missed TWO critical deadlines - the first was their deadline to request repairs, and the second was their 48hr right to void. They were locked in unless they chose to potentially default.

I was able to talk to them (carefully) with honesty and empathy, walk them through their choices and of course direct them back to the broker of their signed buyer agency agreement. While the phone call had started in tears, it ended in audible happiness. 💕

Just by talking to them without emotion and sharing the facts, and carefully walking them through each question they had, I was able to save the deal for both parties. 👏

WHO YOU WORK WITH MATTERS!  Can you imagine being in their shoes?!

Before you sign on the dotted line with either a listing or buyer agent, make sure you ask the tough questions:

- Can you walk me through a time where the transaction got difficult? What happened and what was the result? 

- How do you manage and track deadlines? 

- After a home inspection, how do you decide what repairs are worth negotiating and what should be ignored?

- Tell me about a client who had unrealistic expectations. How did you handle it?

- What’s the most important contingency in a purchase contract, and why?

- Tell me about a deal that almost fell apart right before closing. What caused it and how did you solve it?

- What’s happening in our market right now and how is it affecting buyers and sellers?

- Tell me about a time when doing the right thing cost you money.

- What’s one mistake you made early in your career that changed how you run transactions today?
